Job Summary

The Maintenance Engineer is responsible for the installation, overall maintenance, troubleshooting and repair of all facility equipment/machinery for Division Laundry Houston, LLC (“Company”). The position performs preventative and predictive maintenance on all production and supporting equipment.

Essential Job Functions, Duties and Responsibilities

  • Read and interpret drawings, blueprints, schematics, and electrical code specifications
  • Troubleshoot, maintain and repair industrial, electrical, and electronic control systems and other related devices
  • Conduct preventive and predictive maintenance programs and keep maintenance records
  • May install, maintain, and calibrate industrial instrumentation and related devices
  • Maintain, repair, test and install electrical motors, hydraulic and pneumatic electrical control systems
  • Perform general mechanical maintenance on production equipment as required
  • Troubleshoot, support, and repair all production equipment
  • Determine material, parts, and equipment to be used for repair, installation and stock and communicate same to Head of Maintenance
  • Participate in scheduled/preventative maintenance on all production equipment
  • Install, inspect, repair, and maintain the mechanical, electrical, and other related systems in all production and supporting departments
  • Inspect, operate, and maintain steam, heating cooling and water treatment systems in entire facility
  • Complete all necessary documentation as described under Company guidelines.
  • Able to work long hours and weekends (Saturday/Sunday), if required
  • Must comply with all Company safety rules and policies
  • Demonstrates friendly and respectful behavior in the work environment
  • Additional duties as assigned

Minimum Qualifications

  • Ability to read and interpret documents such as safety rules, operating and maintenance instructions in procedure manuals.
  • Must have a valid City of Houston Stationary Engineers License (1st Grade, 2nd Grade, or 3rd Grade)
  • Ability to effectively communicate (both written and oral)
  • Ability to read and troubleshoot electrical schematics at basic level
  • Quality orientation and high attention to detail
  • Ability to manage multiple tasks and priorities and easily adapt
  • Pass a background check and drug screen, in accordance with applicable laws
  • Basic knowledge and understanding of LOTO and OSHA safety requirements as related to industrial operations
  • Must be physically able to operate forklift and must pass required training and certification.
  • Pass a background check and drug screen, in accordance with applicable laws.

Preferred Qualifications

  • Previous industrial maintenance experience
  • Previous experience in a laundry facility

Physical Requirements

  • Physical demands include constant standing and frequent walking throughout entire work shift. Maintain body equilibrium to prevent falling when walking, standing, or crouching on work surface to access and repair, diagnose, and work on various machinery and equipment.
  • Constant reaching above and below shoulder height, twisting, applying pressure, grasping, and pulling (including fingers, thumb, and palm) items in a repetitive motion.
  • Lifting and raising objects from a lower to a higher position or moving objects horizontally from position to position. This occurs constantly throughout the shift requiring substantial use of the upper arms, shoulders, and back muscles.
  • All employees working in this role must be able to constantly ascend and descend stairways, and ladders or scaffolding including accessing roof throughout the entire facility for the duration of the shift
  • Frequent twisting and bending of the neck and at the waist, kneeling crawling to access equipment to maintain, inspect and repair machinery and equipment.
  • Ability to perform work in small tight areas such as permit required confined spaces
  • Constant throughout entire 8-hour shift, fingering, fine manipulation, picking and grasping primarily with fingers rather than with the whole hand or arm.
  • Repetitive hand movement includes simple and power grasping, pushing, and pulling items.
  • Heavy work, including ability to exert force, lift and move up to 50 pounds on a frequent basis and exerting force and lifting up to 20 pounds force constantly to move objects throughout the entire facility.
  • Pulling, using upper arms and shoulders to exert force in order to draw, drag, haul or tug objects in a sustained motion.
  • Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.
  • Ability to understand, remember and apply oral and/or written instructions or other information.
  • Ability to remember and communicate routine, factual information.
  • Ability to organize thoughts and ideas into understandable terminology
  • Ability to apply common sense and make decisions which have a moderate impact on the immediate work unit
  • Ability to understand and follow basic instructions and guidelines.

Work Environment

Production areas of a typical industrial laundry facility, which includes working with and around large machinery, variations in temperature (non-air-conditioned work area), noise, humidity, odors, biological hazards, and other hazards. Frequent exposure to hazards including confined spaces, chemicals, steam under pressure, climbing, working in positions above and under equipment and throughout/outside of the facility.

Worker is subject to sustained hot working environment. Internal and external environmental conditions without cooling air conditioning and internal temperatures vary and can be within range of 90 degrees Fahrenheit and higher. Worker is exposed to noise. There is sufficient noise to require the worker to shout to be heard above ambient noise level.
