We're currently seeking an experienced and motivated Maintenance Supervisor to oversee the maintenance operations of our beautiful new community in Midlothian, Virginia, Bainbridge Midlothian. This vibrant, 310 unit lease-up is scheduled to open in Spring 2024.


As the Maintenance Supervisor, you will play a critical role in ensuring the successful completion of construction and the ongoing maintenance of the property. You will lead a team of maintenance technicians and contractors to deliver high-quality service and support the lease-up efforts of the community. Requirements:
  • Construction Support: Collaborate with the construction team to ensure that units and common areas are completed to high-quality standards and in compliance with building codes and regulations.
  • Team Leadership: Lead and supervise a team of maintenance technicians and contractors. Provide guidance, training, and support to ensure that maintenance tasks are completed safely, efficiently, and to the satisfaction of residents and management.
  • Maintenance Operations: Oversee all aspects of maintenance operations, including preventative maintenance, repairs, and groundskeeping. Coordinate and prioritize maintenance tasks to ensure that resident requests are addressed promptly and that the property is well-maintained at all times.
  • Vendor Management: Manage relationships with third-party vendors and contractors, including scheduling and supervising their work, ensuring compliance with contracts and service agreements, and maintaining accurate records of services performed.
  • Budget Management: Assist with budget planning and management for maintenance-related expenses. Monitor expenses, track spending, and identify opportunities for cost savings without compromising quality or safety.
  • Safety and Compliance: Ensure compliance with safety regulations and standards. Conduct regular inspections of the property to identify and address safety hazards. Maintain accurate records of maintenance activities and inspections.

Qualifications

  • Minimum of 5 years of experience in maintenance, construction, or related field, with at least 2 years in a supervisory or leadership role.
  • Strong technical knowledge and skills in maintenance and repairs, including plumbing, electrical, HVAC, and carpentry.
  • Excellent leadership and team-building skills, with the ability to motivate and develop a diverse team.
  • Strong communication and interpersonal skills, with the ability to interact effectively with residents, contractors, and management.
  • Knowledge of building codes, regulations, and safety standards.
  • High school diploma or equivalent; technical certifications or trade licenses preferred.
