Job Description
The Construction Project Superintendent is responsible for planning, tracking, and overseeing construction projects and reports directly to the Project Executive. The Superintendent will assist in pre-construction reviews and coordination; participate with the project manager in generating and managing the construction schedule; collaborate on labor and materials used to control the budget and cost reporting; supervise assigned/subordinate project foremen or trades personnel as needed; and promote the business relationships among third-party partners, clientele, subcontractors, suppliers, and government officials.
CHARACTERISTICS/REQUIREMENTS
Project planning, scheduling, budgeting, and implementation skills are key characteristics for the position of Project Superintendent. Excellent communication skills are essential due to interactions with subcontractors, vendors, and other key project representatives to communicate project milestones and establish a timeline for project completion. A Project Superintendent should be able to determine and address any risk areas to maintain the safety of workers.
SUPERVISION
Receives immediate supervision from the Project Manager
OTHER FUNCTIONS
Essential and other important responsibilities and duties may include but are not limited to the following:
Oversee daily operation of construction projects from planning to implementation
Ensure safety, compliance, and quality regulations are followed
Communicate project progress with clients and project managers
Manage subcontractors and construction site organization
Maintain high standards of workmanship that adhere to original plans and specifications
Coordinate all inspections (City, State, Structural Observation, LEED, etc.)
Assist Project Manager in the bidding, buy-out, and subcontracting process as necessary
Recognize and suggest value engineering opportunities
Review and discuss construction techniques to improve current methods
Work with the Project Manager to manage, track, and update the overall project schedule as well as the three-week outlook. Determine and implement measures to maintain schedule and take corrective action as required
Track and implement field changes
Maintain daily job site log, SWPPP Compliance, job site cleanliness, and OSHA and Safety compliance
Create, track, and clear Subcontractor Punch-lists
Manage Subcontractor warranty walks, and project turnover to Asset Management for occupancy
Assist with other tasks as directed
QUALIFICATIONS
Successful candidates shall be able to demonstrate a proven and successful track record of previous responsibility in the construction and day-to-day field operations management of multi-family residential projects with 5 or more years of extensive experience and knowledge of the following:
Lead Project Superintendent on ground-up, infill, or multi-family housing projects. Strong knowledge of the multi-family construction industry and quality standards as related to construction projects
Ability to read and interpret Multi-family construction plans, specifications, and additional project-required documentation, and ensure the appropriate construction measures are implemented
Knowledge of principles, practices, technical understanding of means and methods, and codes
Excellent verbal and written communication and interpersonal skills
Extremely reliable, dependable, and high-energy
Great attention to detail. Strong organizational and time-management skills
Ability to work independently and with a team
Ability to maintain a positive attitude and maintain a cooperative working relationship with subcontractors, vendors, staff, and other parties as required
Capable of handling multiple tasks within a strict deadline
Must work well under pressure
Experience in Microsoft Windows Office Software (Word, Excel, Project), PlanGrid Software, BlueBeam or Adobe Acrobat
