Title: General Manager – Jellystone Park Camp-Resort

Reports To: Camp-Resort Owner Mark Ji for Sun Shade Outdoors, LLC.

Camp-Resort Location: Mexico, NY

Date: Close on April 30, 2024

We are seeking an experienced and talented Camp-Resort General Manager candidate to operate a high volume, fast paced resort program. Only a short distance from downtown Syracuse, NY, but worlds away from the crowds, smog, and traffic.

This position at Jellystone Park is responsible for the daily operations of the camp-resort park, as well as preparing and monitoring company budgets, promoting and marketing the park to generate increased revenue and business and analyzing opportunities for incremental revenues. This job position is a full-time job, but with a flexible time schedule during off season of the campground.

Qualifications:

1.      Minimum of 3 years RV camp-resort, retail operations or amusement park management experience including 3 years of supervisory experience. Hotel management skills a plus.

2.      Bachelor’s Degree preferred, High School Diploma or equivalent. A combination of education and commensurate experience may be considered.

3.      Ability to manage a complete business: marketing, sales, operations, budgets, inventory and cost controls as well as franchise management.

4.      Must have working knowledge of general campground maintenance.

5.      Experience in providing a high level of customer service and skills in conflict resolution.

6.      A proven track record in customer and employee communication, team building and training.

7.      Should have a comprehensive working knowledge of Microsoft Office and QuickBooks.

8.      On a daily basis, survey guests’ needs, check on general park upkeep.

9.      Requires the ability to work weekends, some evenings and peak revenue generating events.

10.   Current certifications in First Aid/CPR and AED or willingness to obtain upon hire.

Salary Range & Benefits:

·        Competitive Salary depending on experience.

·        Extra bonus of up to 10% of salary depending on performance.

 

Essential Job Duties: (these duties include, but are not limited to)

1.            Direct and control the work and resources of the resort and ensure the recruitment and retention of the required numbers and types of well-motivated, trained and developed key personnel to ensure that it achieves its mission and objectives.

2.            Plan and implement team meetings.

3.            Supervise team members.  Supervising duties including but not limited to; scheduling, teaching skills needed for positions, providing on going guest services training, evaluating performance, offering corrective teaching (re-training) when needed.

4.            Review work schedules prepared by key personnel for departments.

5.            In conjunction with accounting agents to prepare a projected income and expense budget for the entire year, including but not limited to advertising, recreation, maintenance, payroll, utilities, campsites, rental units, housekeeping.

6.            Monitor and control all budgets and cash to ensure that the resort meets all established financial targets.  Provide reports to owners on occupancy and revenue in specified formats.

7.            Devise new programs and sources of income.

8.            Prepare and/or see that all necessary daily park cash reports are completed and submitted to the accounting on a daily basis.

9.            Control petty cash and/or change “fund”.  Work with accounting to refurbish accounts as needed. 

10.         Oversee and submit for payment Semi-Monthly Royalty Remittance Report and any other required documentation.

11.         Monitor the performance of all departments to ensure that they operate to a high standard and to identify any area of potential improvement.

12.         Oversee the ordering and controls on all resale merchandise.

13.         Maintain records on all capital equipment and resale merchandise.

14.         Advertising - Prepare copy and initiate all orders for directory, local promotion, etc., as approved by owner or as budgeted.

15.         Ascertain and direct promotion literature to any agencies that will accept camp-resort literature.  Make available a professional booth, necessary literature, display and promotions when participating in an RV or other promotional shows.

16.         Be able to recognize and react to conditions, both internal and external conditions, that present a positive or negative image of the park.

17.         Review customer services and identifying any important areas.

18.         Assist in formulating and monitoring the annual business plan to ensure the long-term success and viability of the company and the attainment of our company objectives.

19.         Maintain an awareness of developments in the field of health and safety to ensure that the company continues to comply with the best practice and legal requirements, including any necessary licensing.

20.         Develop any necessary policies and procedures to ensure the health and safety of all employees, contractors and visitors to the resort and provide advice on health and safety matters to the team managers.

21.         Provide team managers and staff with the necessary training to ensure that they comply with all health and safety requirements.

22.         Keep up to date with developments in the fields of job evaluation, equal value and related employment law to ensure that the resort is in compliance.

23.         Oversee the development and implementation of a planned maintenance program to ensure that assets and services are maintained to required standards and can operate without interruption.

24.         Oversee the development of necessary systems and procedures to ensure the safety and security of the buildings and services.

25.         Work with contractors to complete necessary franchise agreement requirements within established timelines.

26.         Maintain the integrity of the system trademarks and copyrights.

27.         Create and maintain the illusion that Yogi Bear and friends are “real” ensuring all guests have a positive and entertaining experience during their stay.

 

Marginal Job Functions:

28.         Attend annual franchise meetings in Spring and Fall.

29.         Attend other educational sessions as directed.

30.         Represent the campground at trade shows as needed.

 

Physical Demands:

This position is an extremely physically active position.  Must be able to remain stationary for long periods of time, stoop, kneel, and crouch.  Must be able to lift and move up to 50 pounds.  Employee is frequently exposed to outdoor weather conditions (hot and humid, rainy, extreme temperatures, airborne particles).
