Under the supervision of the Manager of Facility Services, HVAC Building Systems Team Lead and various HVAC Building Systems Operators, assists in operating, maintaining and repairing the heating, ventilating, air conditioning, refrigeration, plumbing, steam, commercial kitchen equipment, and other mechanical building systems at multiple Milwaukee area Northwestern Mutual facilities to ensure the security and safety of personnel and property. This role works with other HVAC Building Systems Operators to identify, troubleshoot, isolate and repair failures in HVAC building systems. Assists with special projects as requested. Apprenticeship program requires attending class one day per week and working onsite four days per week. During the apprenticeship program, employees work primarily first shift hours, but hours may vary. Upon completion of the program, the incumbent may be placed at the Downtown or Franklin campus.

  • Maintenance, Troubleshooting, Repair Testing Building systems
  • Assists other HVAC Building Systems Operators to maintain and repair problems associated with various water and plumbing systems.
  • Assists with investigating and resolving reports of leaks, clogs, etc. and performs minor or emergency plumbing repairs.
  • Assists with maintaining and testing fire protection, emergency generators and life safety equipment.
  • Assists other HVAC Building Systems Operators to maintain and repair kitchen equipment, including testing and repairing the control system components relating to the refrigeration, steam cooking equipment, kitchen exhaust systems, ice machines and miscellaneous kitchen specialty equipment.
  • Assists with performing preventative maintenance and repairs on elevators, escalators, loading dock levelers, and other automated equipment.
  • Assists with repairs of various equipment utilizing welding and other metal fabrication skills.
  • Works with other HVAC Building Systems Operators to maintain chillers, booster and circulating pumps, cooling towers, pneumatic controls, and related heating and cooling equipment.
  • Participate in state approved program
  • Attend and participate in class 1 day per week and other programs as needed. Remain in good standing with state approved apprenticeship program.
  • Equipment repair and emergency response
  • Assists with troubleshooting system failures and related emergencies and assists in operations to operate systems in a manual mode in the event of an automation system.
  • As a member of the Emergency Response Team, assists with routine medical situations, building evacuations and monitoring of severe weather conditions to assure the safety of employees and visitors.
  • Materials, documentation and process improvement
  • Assists with maintaining prints and documentation relating to related HVAC and building systems. Ensures, proper inventory levels of parts, tools, and materials. maintenance.


Qualifications

  • High school diploma or equivalent required.
  • Proven mechanical aptitude required.
  • Will be trained in the proper handling and use of hazardous or corrosive chemicals used in water treatment.
  • OSHA 10 General Industry Certification motorized lift certification must be obtained within 1 year of employment.
  • Member of the Emergency Response Team (ERT), must maintain CPR/1st Aid/AED (defibrillator) certification; must be obtained within first 6 months on the job.
  • Must have a working knowledge of a PC and be able to demonstrate proficiency in common PC functions and applications, such as Microsoft Office including Word, Excel, and Outlook as well as Internet Explorer.
  • Strong customer focus, initiative, accuracy and problem solving skills; effective organizational and communication skills along with the ability to work independently or as part of a team and to adapt to changing priorities and meet required timeframes; a proven track record of consistently good attendance.

This job is part of a group of jobs considered essential services. All essential services employees are expected to make every reasonable effort possible to report for work or remain working the balance of the shift, even during inclement weather conditions and emergency situations.
Must be able to work overtime and weekends when required and will be placed on the calling tree for emergency call in.
"Ability to read and understand blueprints and schematic drawings. "Knowledge of work related OSHA (Occupational Safety and Health Act) regulations including MSDS (Material Safety Data Sheets) and Confined Space Entry desirable.
"A basic working knowledge of relevant state and local building codes and industry standards.
