Duties:

As a Service Technician, you will report to the Community Director and be responsible for carrying out all maintenance of the property. Your duties will include, but are not limited to:

• Regular attendance to work.
• Performing all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and grounds.
• Completing all service requests within one business day except in extraordinary circumstances.
• Completing turnkey work in vacant apartments, including debris removal, repairs & replacement, paint, lock & key rotation, and inspection. Coordinating housekeeping and carpet & floor repairs as needed.
• Ensuring the maintenance shop is neat, organized, inventoried, and adequately stocked to perform the make-readies, service requests, and other routine maintenance of the community.
• Being on call for 24-hour emergency maintenance service while maintaining a professional demeanor at all times while on duty or on call.
• Following the Fair Housing Act at all times.
• Providing technical guidance to personnel engaged in the maintenance, repair, adjustment, or replacement of all mechanical and architectural systems related to the apartments.
• Performing and completing Preventive Maintenance Reports semi-annually on Building Exteriors, HVAC, and Recreational Equipment, and quarterly on all Units, Leasing Office, and Laundry Facility.
• Performing maintenance, repair, and operational tasks on swimming pool equipment.
• Painting all interior and exterior surfaces related to the apartment community, including parking lot striping, curbs, handrails, utility devices, and other painted or stained external units.
• Any and all other duties as assigned.

Qualifications:

We are looking for candidates with the following qualifications:

• HVAC or EPA certification preferred.
• Pool operation and maintenance experience preferred.
• Minimum 3 years related work experience preferred.
• Knowledge of electrical and mechanical aspects of appliance repair, knowledge of HVAC troubleshooting and repairs, basic understanding and competency in electricity, refrigeration, plumbing, carpentry, appliance repair, and irrigation systems.
• Must be available to work in an on-call capacity as related to our 24-hour routine maintenance guarantee.

Physical Demands:

• Must be able to lift objects up to 75 lbs.
• Must be able to bend, stoop, and twist into small areas.
• Must be able to bend forward when picking up objects from the ground, etc.
• Must be able to reach overhead for an extended period due to overhead repair work.
