Job Details:

The Leasing Consultant is the first impression to potential and current residents. The primary responsibilities are to ensure the satisfaction of our residents while also meeting leasing, retention and occupancy goals for the community.

Key Responsibilities:

  • Greet prospects and qualify by covering all criteria (ask questions; utilize completed guest cards, etc.).
  • Manage the leasing process from tour to move-in including follow-up, closing the sale, completing lease documents, and inspecting units to ensure a great "move-in experience", and that all paperwork is correctly documented.
  • Immediately record all telephone and in-person visits on appropriate reports. Files own guest cards and maintain according to established procedures.
  • Inspect models and available “market ready” units, communicate related service needs to Property Manager.
  • Guide prospects in completing the application and secure deposit in accordance with Vidalta and Fair Housing requirements.
  • Thorough knowledge of lease terms, specifications and all community policies.
  • Encourage and distribute lease renewals and negotiating terms to minimize vacancy rates.
  • Meet and support company key performance indicators and objectives to meet or exceed organizational expectations. (Listed below).
  • Represent the company in a professional manner at all times.
  • Fully informed of current rental rates, sizes, locations and all amenities of property.
  • Utilize and establish creative marketing and social media strategies to increase property traffic.
  • Maintain accurate and in-depth knowledge of the community and competitors in the industry to give potential residents all the information they need to make their decision.
  • Ensure websites and marketing materials are accurate and updated.
  • Responsible for ensuring the “model” apartments and target apartments are ready for show;
  • Need to have an awareness of the “curb appeal” of the property.
  • Knowledge of required telephone and sales techniques.
  • Responsible for conducting out-reach marketing at least once per week.
  • Participate in resident planned activities for maximum customer satisfaction.
  • Follow all Key Performance Indicators, like Occupancy more than 95%, Net Leased more than 93%, Renewal retention per month 50% as a minimum standard, 60 days vacant – ZERO, among others KPIs.
  • These KPI’s will be subject to change and revision as the market conditions change.
  • Responsible for overall organization and cleanliness of work areas and office areas.

  • Responsible for assisting Assistant Manager in collection of delinquent rents.
  • Assist management team with other various tasks as required.
Requirements:

Experience and Education Requirements:

  • High School diploma or equivalent.
  • Two (2) years of experience in sales, retail, hospitality and/or customer service.
  • Leasing and/or property management experience preferred.
  • Bilingual (English and Spanish) a plus
  • Operate telephone, personal computer/keyboard, Onesite (Community Software System) and Microsoft Office Suite including Word, Excel, and Outlook.
  • Works in a typical office setting with daily exposure to outdoor environments (i.e., heat, cold, damp, rain, etc.) when touring a community.
  • Detail-oriented, organized, and knowledgeable about financial regulations and best practices in property management.
  • Flexibility to work on weekends and accommodate varied schedules.
  • Exceptional customer service and problem-solving abilities.
  • Familiarity with fair housing laws and regulations.
  • Strong organization skills and excellent verbal and written communication skills
  • Must possess a consistently positive attitude.
