Maintenance Technician Job Description

 

Our Maintenance Technician will oversee performing ongoing facility maintenance and completing repairs on equipment. Their duties include fixing machinery, plumbing, heating, and wiring, inspecting buildings to confirm safety standards and scheduling major repairs with the building’s inhabitants, keeping a facility operating and repairing any problems when they are discovered before they have a chance to worsen.

 

Responsibilities:

 

Repair and Maintenance:

  • Perform routine maintenance tasks, such as repairing plumbing, electrical systems, and HVAC systems, fixing structural damage, for example, window, door or wall repair.
  • Address and resolve issues related to appliances, fixtures, and equipment.
  • Conduct preventive maintenance to ensure the longevity of property assets.
  • Repairing broken or leaking plumbing to avoid water damage and restore full use of water fixtures.
  • Working on damaged electrical wiring when a shortage or severed wire occurs.
  • Fixing potential safety hazards to avoid injuries.

Inspections:

  • Conduct regular property inspections to identify maintenance needs and safety hazards.
  • Report and document maintenance issues, providing detailed information to property management.

Emergency Response:

  • Respond promptly to emergency maintenance requests, such as water leaks, power outages, or other urgent issues.
  • Collaborate with property management to develop and implement emergency response plans.

Groundskeeping:

  • Perform landscaping and groundskeeping duties, including lawn maintenance, snow removal, and general upkeep of outdoor spaces.

Tenant Interaction:

  • Communicate with tenants to understand and address their maintenance concerns.
  • Coordinate maintenance schedules to minimize disruption to residents.

Record Keeping:

  • Maintain accurate records of maintenance activities, including work orders, inspections, and repairs.
  • Track inventory of maintenance supplies and equipment.

Safety Compliance:

  • Ensure compliance with safety regulations and guidelines.
  • Identify and address safety hazards promptly.

Collaboration:

  • Work collaboratively with other maintenance technicians and property management staff.
  • Coordinate with external contractors when necessary.

Qualifications:

Technical Skills:

  • Proficient in various maintenance tasks, including plumbing, electrical, HVAC, and general repairs.
  • Ability to use tools and equipment related to maintenance work.
  • Plumbing knowledge to address leaks, clogs or other drainage problems.
  • Electrical wiring capabilities to manage problems with the building’s electricity.
  • Carpentry ability to handle basic repairs around the building.

Problem-Solving:

  • Strong problem-solving skills to diagnose and resolve maintenance issues efficiently.

Communication:

  • Excellent communication skills to interact with tenants, property management, and other team members

Physical Fitness:

  • Ability to perform physical tasks such as lifting, bending, and working in various weather conditions.
  • Physical stamina to handle a full shift of being active and working on the building.

Time Management:

  • Effective time management skills to prioritize and complete tasks in a timely manner.

Customer Service:

  • Customer service-oriented with a focus on meeting the needs and expectations of tenants.

Computer Skills

  • Intermediate computer skills including proficiency in word processing, spreadsheet software, and property management systems.
  • Ability to use technology for communication, record keeping, and accessing maintenance related information.

Education and Experience:

  • High school diploma or equivalent.
  • Relevant vocational or technical training is a plus.
  • Previous experience in property maintenance or a related field is often preferred.
