JOB SUMMARY, DUTIES AND RESPONSIBILITIES, JOB REQUIREMENTS

SUMMARY

The Regional Property Manager will assist in the development and monitoring of company policies and procedures related to property management; responsible for recruitment, training, development, and supervision of Community Managers, and shares responsibility for maintaining the physical asset and performance of assigned properties. (Travel is required)

DUTIES AND RESPONSIBILITIES

  1. Maximize Net Operating Income and maintain high occupancy.

  2. Maintain proper and adequate staffing, schedule workloads and vacation time of employees.

  3. Direct, monitor and evaluate the work performed by employees and contracted services.

  4. Work with Supervisors to develop and arrange on-going training for self and staff as needed.

  5. Monitor delinquencies and write-offs for each property assigned.

  6. Resolves resident relation issues.

  7. Monitors, assists, and makes recommendations to improve marketing activities; reviews occupancy status; recommends rent schedules.

  8. Supervises and coordinates preparation of annual operating and capital budgets. Monitors and makes recommendations on budget performance and prepares monthly or quarterly summary reports of the same.

  9. Acts as primary liaison between Owner or Owner’s Representative

  10. Implement the policies and procedures of the company.

  11. Stay abreast of market conditions and trends.

  12. Develop and maintain professional contacts within the area and participate in public relations activities.

  13. Inspect curb appeal, offices and models monthly.

  14. Reviews/audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and procedures; approves all exceptions of the same.

  15. Present professional image.

  16. Other duties or tasks may be assigned at the direction of the company principal.

  17. Review all reporting to ensure it is correct and submitted in a timely manner, and meet all deadlines given by the direct supervisor.


REQUIREMENTS

  1. Bachelor’s degree or job experience may substitute for degree

  2. Certifications Preferred: ARM, CAM, CPM, CAPS.

  3. Individuals must possess a proven track record of successful regional property management experience and knowledge of property maintenance, property marketing, and insurance.

  4. Provide the ability to delegate and communicate property management methods along with the ability to problem-solve issues.

  5. Strong customer service orientation and managerial skills.

  6. Ability to carry a cell phone and respond to emergencies.

  7. Ability to exercise good judgment.

  8. Good communication skills, both oral and written.

  9. Advanced math skills and office and computer skills.

  10. Knowledge of, or ability to learn, advertising and marketing tactics to maximize occupancy.

  11. Knowledge of, or ability to learn, Federal, State, and Local Laws pertaining to Landlord/Tenant Laws.

  12. Valid Driver's License and reliable transportation.

  13. Ability to climb stairs, walk, bend, grasp, and lift up to 25 lbs.
