Job Title

The Project Manager is the primary representative for Federal Construction in meetings with Clients on current construction projects. The Project Manager will track all paperwork related to the job and keep all stakeholders updated as required. They will work directly with the Site Superintendent and General Superintendent to plan the work of the project. Work with Owners and other stakeholders to ensure that the project is completed quickly and efficiently with client satisfaction as the primary goal.


Duties and Responsibilities

· Set up and distribute Invitations to Bid

· Document and communicate effectively the estimated pricing and reasons for them

· Establish and maintain professional relationships with local industry leaders with the intent of gaining market share

· Submit accurate pricing and/or bids on time

· Update the company software with proper contract amounts, anticipated costs, subcontracts, Purchase orders, and other required project documentation for easy upper management review.

· Review cost reports and update the projected costs monthly for all projects

· Develop an overall project schedule with milestone dates and coordinate with General Superintendent and Superintendent and update monthly

· Meet with client representatives to discuss the status of the project and provide meeting notes with updated schedule for Owners and Upper Management use

· Discuss the Client’s needs and wants for potential changes and coordinate with Design Consultant to develop a scope of work

· Coordinate with Estimator to create RFP’s and price changes in scope using subcontractor and supplier bids as well as experience and Means data

· Review subcontractor proposals with the estimator for scope accuracy and pricing and negotiate changes to both as required

· Control costs through efficient use of resources and value engineering when possible

· Maintain regular documentation in company software

· Work with the Site Superintendent to ensure all work complies with the plans and specifications set forth by the Design Team

· Create RFI’s as may be required, provide follow-up and implement responses

· Request, review and manage all submittal procedures with Craftsmen and Design Team

· Create Direct Job Postings and send to Office Coordinator monthly

· Review and approve all project invoices/costs routed from AP

· Prepare monthly Client billings to ensure that all costs are accounted for and billed properly and provide to Senior Project Manager

· Complete all closeout paperwork on the project and provide to Senior Project Manager

· Regularly update all project notes in company software

· Keep Upper Management updated via reports during bi-weekly status update meetings

· Keep other FC personnel updated as required

· Capitalize on daily opportunities for excellence

· Other duties as assigned

Qualifications and Skills

· Minimum of 5 years of Commercial General Contractor estimating and/or project management experience

· Minimum of 10 years of construction experience

· OSHA 10 certified

· Strong organizational skills

· General knowledge of all building phases and trades

· Ability to review plans and specifications and understand the steps that will need to be taken to build the project

· Ability to talk to subcontractors and suppliers and negotiate pricing and scope of work

· Communicate effectively in person and through technology including MS Office software, email and cell phone

· Analytical with the ability to examine issues from multiple viewpoints

· Proactive—looks for problems that could impede progress and takes responsibility for solving them

· Ability to work well with diverse personalities

· Ability to lift and/or carry up to 20 lbs often and up to 50 lbs occasionally

· Dress and act in a professional manner at all times

· Ability to speak and write the English language fluently

· Pass a background check

· Pass a physical/drug test

· Have a good driving record
