Primary Responsibility:
Supervises field team to ensure tracts stay on schedule and within budget
Supervises actual site construction on an assigned residential project. Monitors schedule and quality of subcontractors, and inspects all work during construction to ensure compliance with all plans and specifications
Purchasing responsibilities
Directly Manages:
Superintendent, Assistant Superintendents, sub contractors, schedule, safety, SWPPP and Laborers
Specific Responsibilities:
Maintain accurate construction records daily such as;
Deliver quality built defect free homes on time and budget
Maintain accurate construction records.
Trac Time schedules and documentation.
Communicate and coordinate with internal and external customers regarding scheduling.
Update Daily Construction Log.
Maintain Phone Log.
Weekly Safety Meetings.
Weekly Sales/ Construction Meeting.
Extra Work Tickets (EWT).
Field Order Directive (FOD)
Peer Quality Checklist
SWPPP site erosion control
Quality Assurance Review Process (QAR)
Ensuring Quality Requirements
Communicate and evaluate sub contractor quality requirements to meet model homes, contract and home standards.
Walk each home and meet all required quality check list and photo documentation to ensure standard meet/ exceed home standards
Safety
Ensure compliance with all local, state and federal hazardous material laws and regulations.
Monitor and maintain the Storm Water Pollution Prevention Program (SWPPP) and Regional Water Board requirements.
Ensure compliance to OSHA regulations
Secondary Responsibilities:
Execute all responsibilities with the highest possible level of personal and professional integrity.
Reporting Responsibilities:.
Attend meetings as required by the Vice President of Construction
Monthly invoice approval.
Conduct on site weekly safety meeting
Conduct weekly on site sub contractor meetings
Attend weekly sales/ construction meetings
Attend meetings as required to update Purchasing, Customer Service and Sales for field updates and changes.
Authority:
To hire and fire Superintendents, Assistant Superintendents and laborers for their project only and only with permission from the Vice President of Construction.
Minimum Qualifications:
4 Years experience as a Lead Project Superintendent, complete Blue Print reading skills, knowledge of residential construction codes and ability to use UBC, UPC, UMC NEC, SWPPP and OSHA requirements.
Current homebuilding superintendent experience.
