Construction Manager

The Construction Manager will oversee and coordinate various construction projects from start to finish, ensuring schedules and budgets are followed.

Duties & Responsibilities:

• Confer with supervisory personnel, owners, clients, contractors, and design professionals on an ongoing basis.
• Develop or implement environmental protection programs as needed.
• Implement new or modified plans in response to delays, bad weather, or construction site emergencies.
• Investigate damage, accidents, or delays at construction sites to ensure that proper construction procedures are being followed.
• Interpret and explain plans and contract terms to representatives of the owner or developer, including administrative staff, workers, or clients.
• Plan, organize, and broadly oversee activities concerned with the construction or maintenance of structures, facilities, or systems (working with onsite Superintendent).
• Prepare contracts or negotiate revisions to contractual agreements with architects, consultants, clients, suppliers, or subcontractors.
• Prepare and submit budget estimates, monthly progress reports and cost tracking reports.
• Study job specifications to determine appropriate construction methods.
• Inspect or review projects to monitor compliance with building and safety codes or other regulations (with onsite Superintendent).
• Apply for and obtain all necessary permits or licenses.
• Evaluate construction methods and determine cost-effectiveness of plans.
• Requisition supplies or materials for long-lead items to complete construction projects.

Provides leadership in initial planning stage by collaborating with clients, architects, engineers, or other involved parties

Schedules and coordinates projects in logical steps and budgets the time necessary to meet each deadline.

Ensures adherence to the budget and, when unexpected complications or issues arise, makes quick and necessary adjustments.

Plans, coordinates, organizes, oversees, and directs activities regarding the construction and maintenance of assigned structures, facilities, and systems.

Ensures safety codes are met in construction.

Proficient in Microsoft Office Suite and related construction software (Procore).

Thorough understanding of contracts, plans, specifications, and regulations.

Ability to make intelligent and quick decisions, work well under pressure when faced with unexpected occurrences or delays.

Ability to effectively multitask while analyzing and solving problems.

Thorough, advanced understanding and knowledge of construction management processes, means and methods

Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards

Education and Experience:

Bachelors degree in Construction Science, Construction Management, or Civil Engineering required.

At least 10 years of construction experience required.

Physical Requirements:

Must be able to traverse and inspect all areas of jobsite in all types of weather; this may include walking, climbing, reaching, bending, stretching.

May require travel.

Exposure to characteristic construction site dangers.

Must be on-call to address delays, emergencies, bad weather, and other issues at the jobsite.
