Salary:

Responsibilities:  To be responsible for maintaining the required condition of the buildings and grounds, and the appearance and cleanliness of the interior and exterior of the buildings, performing a variety of maintenance jobs and maintaining proper record documentation as required at the multiple locations of Central Ozarks Medical Center.  Assists in the ordering of required supplies. Promptly reports any problems and/or repairs to the COO, Dir. Of Operations or Clinic Manager.

                                                                                               

Essential Duties and Responsibilities include the following.  Other duties may be assigned.

 

  • Responsible for Mobile Dental and Medical Units, maintenance truck and trailer to include: Driving vehicles to destination, set up and operations of vehicles, ensuring proper electrical, water and sanitary sewer hookups, washing and maintaining outside appearance of vehicles, scheduling proper maintenance on vehicle and vehicle systems to include scheduled generator system checks and other items.
  • Ability to respond and assist with Emergency Preparedness as needed.
  • Ensures that all fire suppression systems remain in compliance, schedules backflow annual certifications.
  • Keeps utility rooms & COMC equipment in a clean and orderly manner. Maintains a list of hazardous chemicals used in areas of responsibilities.
  • Maintains the COMC buildings in a safe condition. Performs light electrical, HVAC filter changes and cleaning, plumbing, carpentry and mechanical repairs such as replacing light bulbs, repairing plumbing leaks, unclogging drains, replacing ceiling tile, patching damaged walls and paint, etc.
  • Repairs and/or installs fixtures – i.e., toilet paper holders, paper towel dispensers, toilets, basins, etc.
  • Performs building checks according to established procedure. Makes adjustments or repairs to equipment.  When needed, notifies the Practice Manager of any problems that are beyond scope of work.  Maintains records of repair and preventative maintenance work completed in the COMC buildings.
  • Performs preventative maintenance tasks to equipment.
  • Operates a variety of power tools and keeps tools, equipment and work areas clean and in an organized manner.
  • Applies salt melts as necessary to keep the sidewalks clear to provide a safe passage for visitors, patients, and staff.
  • Maintains landscaping, weeding. Cleans debris off roof that is obstructing guttering system.
  • Moves furniture and/or assists in moving furniture when necessary. Moves boxes of supplies and records securely to and from storage as needed.
  • Ensures maintenance of COMC vehicles, including licensing, oil changes and repairs.
  • Demonstrates customer excellence and total quality improvement principles by listening, observing and identifying the needs of others and responding to the concerns of others. Supports COMC functions and activities.
  • Enforces all COMC policies and procedures and strives for excellence.
  • Will assist in receiving bids from vendors for repairs out of the realm of the Maintenance Manager responsibilities.
  • Maintains professional conduct and appearance at all times.
  • Maintains the confidentiality of all patients and their families.
  • Uses analytical skills to solve problems, make decisions and respond accordingly to all requests for repairs and/or replacements.
  • Demonstrates the ability to read and communicate effectively, both verbally and in writing.
  • Possesses mathematical aptitude to function at a level equal to the specific job requirements.
  • Exhibits personal responsibility in areas of attendance, tardiness, accuracy, flexibility and time management.
  • Contributes to the safety and security by being aware of and following policies and procedures and reporting and/or repairing any unsafe conditions on a timely basis.
  • Attends all COMC meetings as required.
  • Other duties as assigned.

 

Qualifications Requirements:  To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.  The requirements listed below are representative of the knowledge, skill, and/or ability required. Employee must have valid Missouri CDL license with experience driving large commercial vehicles and the ability to be insured as a covered driver. 

 

Education and/or experience:  High school diploma or GED required.  Experience of at least 2 years with mechanical aptitude, a variety of general skills in electrical, plumbing, landscaping, renovation, carpentry, and automotive skills.  Requires good eyesight, ability to read, computer skills and physical stamina to lift objects 50 pounds frequently and 100 pounds occasionally. 


Language Skills:  Ability to respond to common inquiries or complaints from customers and regulatory agencies, as necessary.  Ability to effectively present information to top management, and/or Board of Directors, as necessary.

 

Mathematical Skills:  Ability to work with estimates, basic math skills (i.e., adding, subtracting, percentages) and carpentry measurement skills.

 

Reasoning Ability:  Ability to define problems, collect data, establish facts, and draw valid conclusions.

Physical Demands:  The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This includes moderate physical effort consisting of occasionally lifting or moving over 50 pounds of weight.

 

Travel Requirements: To fulfill the responsibility of the position with travel to all COMC locations.  Employee must have a valid Missouri CDL license and ability to be insured as a covered driver.


Work Schedule: Monday-Friday with the ability to be flexible as there will be some evenings and weekends that maintenance items will need to take place.
