U.S. Facilities, Inc., a consolidated facility management service, is seeking a Utilities Operator to join our Facilities Maintenace team. This position will play a crucial role in supporting the efficient operation of our facilities by monitoring utility systems such as water supply, electrical systems, plumbing, piping, and HVAC.
Responsibilities
Monitor and operate utility systems, including Boilers, Chillers, Compressors, Water treatment, Cooling Tower, and related Motors and Pumps.
Perform routine inspections and preventive maintenance activities to ensure the proper functioning of utility systems, including conducting regular tests, rebuilds, and water treatment checks.
Identify and troubleshoot any issues or malfunctions in utility systems, promptly addressing them to minimize downtime and ensure uninterrupted availability of services.
Regularly check and record utility system parameters, such as pressure, temperature, flow rates, and energy consumption, to identify trends and deviations, and take appropriate actions.
Maintain accurate documentation and records of all utility system operations, maintenance activities, and repairs, adhering to regulatory requirements and internal standards.
Collaborate with other departments to coordinate utility shutdowns, repairs, and system upgrades, ensuring minimal disruption to operations.
Perform preventive maintenance checks to proactively identify and address potential issues before they cause system failures or operational disruptions.
Foster positive relationships with tenants, contractors, and sub-contractors
Follow safety protocols and guidelines while operating utility systems, ensuring compliance with all applicable regulations and promoting a safe working environment.
Required Qualifications
High school diploma or equivalent; additional technical certifications or vocational training in utility systems operations is preferred.
Proven experience working as a Utilities Operator or in a similar role, preferably in a manufacturing or industrial setting.
Basic computer literacy and proficiency in using software applications for data entry, analysis, and reporting.
Ability to read and interpret technical manuals, schematics, and diagrams.
Strong technical knowledge and understanding of utility systems, including Boilers, Chillers, Compressors, Cooling Tower, Water treatment, related Motors, and Pumps.
Proficiency in operating various utility system control panels, BMS (building management system), and monitoring tools.
Excellent troubleshooting and problem-solving skills, with the ability to quickly identify issues and implement appropriate solutions.
Knowledge of safety protocols and regulations related to utility system operations.
Strong attention to detail and ability to maintain accurate documentation and records.
Effective communication skills to collaborate with internal teams, and external service providers.
Ability to work independently and make decisions in a fast-paced environment.
Physical stamina and ability to work in challenging conditions, confined spaces, climb ladders, stairways, and work on building rooftops.
Operation of a Fork Truck.
