We are seeking dedicated and detail-oriented Assessors to join our dynamic team. This position offers an exciting opportunity to apply your expertise in evaluating buildings while exploring new places. It is a 100% road warrior position in which you can be based out of almost any location across the US that is close to a major airport. We seek candidates in the following states: PA, KY, MD, FL, TX, NC, GA where we have established operations.

We are growing and seek team members to perform building/housing evaluations, inclusive of, but not limited to Property Condition Assessments (PCA), life safety assessments, mechanical equipment evaluations, and other technical services associated with capital planning of single- and multi-family housing facilities.

Specifically you will:

  • Conduct client-facing on-site inspections and property condition assessments using mobile inspection and capital planning software on an iPad. 
  • Conduct a walk-through survey of the accessible and visible major building systems (mechanical, electrical, and plumbing), structure and foundations, representative interiors, common areas, exterior walls, windows, flat roofs, low-sloped roofs, and pavement.
  • Provide photographic documentation of site and building features and document observations.
  • Determine and identify system type, condition, remaining useful life and significant physical deficiencies of building components and systems based on visual inspection.
  • Obtain areas/measurements and quantities to adequately justify estimated costs to replace or remedy physical deficiencies and to estimate replacement reserve expenditures.
  • Conduct interviews with the owner (or their on-site representative), tenants, service providers, and other individuals knowledgeable about the subject property and its systems.
  • May need to review repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, elevator safety inspection reports, Building and Fire Department inspection reports, and warranty information.
  • May need to review pertinent property records as furnished by Client and/or property contact.  In general, documented information will consist primarily of project contact supplied receipts from repairs and/or improvements, pending proposals, current improvement projects, available relevant Construction drawings, etc.  There may also be previously prepared building facility condition reports, ADA surveys, capital plans, etc.
  • May need to complete property condition assessment (PCA) reports utilizing asset assessment management software which accurately describe findings utilizing asset management software.
  • Meet or exceed performance objectives for productivity and quality.
  • Maintain project-by-project communication on programs with Base Lead/Executive and keep them informed of any actual or potential problems including but not limited to issues observed on-site, emergency maintenance or life safety issues, and other extraordinary observations while onsite.
  • Protect operations by keeping company information confidential.
  • Deliver outstanding customer service through timely response and proactive solutions to client’s needs.
  • Follow all documented policies, Standard Operating Procedures, and Work Instructions applicable to the position and support of company’s quality standards and strategic initiatives.

Ideal candidates will have the following experience:

  • High school diploma or equivalent, required with experience in a construction, maintenance, home inspector, contractor, home builder or other skilled trade or related. 
  • Bachelor’s degree in architecture and/or engineering or related field is preferred. Experience and certifications in lieu of degree will be given consideration.  
  • Experience in one or more of the following: Facility Design, Building Construction, Assessments, and/or Maintenance Management. 
  • Field experience in property condition assessment related work; or related work experience, required.
  • Registered Architect, Professional Engineer, Certified Energy Manager, BPI Building Analyst, HERS II Rater, HERS Building Performance Contractor, Multifamily GreenPoint Rater, and/or Certified Energy Engineering Professional preferred, but not required.
  • Valid driver's license is required with no significant MVA points/violations (clean driving record).
  • Valid Passport to travel internationally, if required.
  • Maintain safe and clean work area by complying with all procedures, rules, and regulations.
  • Work in a constant state of alertness and safe manner. 
  • Ability to use and skillfully operate a computer is essential to this position.
  • Ability to use and skillfully operate an electronic tablet efficiently in the field for live data collection.

  • Personal credit sufficient to charge business travel expenses of up to $3,000 required.
  • Must have a cell phone and supply your own internet service.
  • Must be able to work from a remote location and be willing to fly and live near (or be willing to relocate to) a major metropolitan area with reasonable access to a major airport.  
  • Proficient in all Microsoft Office applications with a strong emphasis on MS Excel and Teams
  • Strong written and verbal communication skills
  • Excellent time management skills including ability to perform multiple priorities in a fast-paced environment and ability to work independently. 

WORKING CONDITIONS/PHYSICAL REQUIREMENTS:

  • Must travel 100% of the time to client sites across the U.S. and possibly internationally via plane and driving as determined based on the project location.  
  • Requires ability to traverse, observe equipment, and record data and photos on safely accessible roofs and other high or open areas, which may require ladder and/or hatch access. 
  • Ability to work in densely equipped mechanical and electrical spaces requiring dedicated focus on safety protocol.
  • Must be able to walk, stand, sit, stoop, kneel, crouch or crawl, as well as balance, climb stairs and ladders to evaluate interior and exterior of buildings.
  • Frequently reach, repetitive use of hands and fingers for keyboard interaction 
  • Ability to operate an electronic tablet in the field for live data collection.
  • Ability to operate a motor vehicle, travel by plane, vehicle, train and possess a valid driver’s license void of issues related to insurability.
