Job Description
The Maintenance Person maintains all building, equipment, systems and grounds in good, safe and presentable condition. He/she conducts a preventative maintenance program for all mechanical, signal, fire alarm and suppression and other systems. The solicitation of repair/replace construction and other bids from contractor for presentation to the Director and Corporate Maintenance Director is expected.ResponsibilitiesAdministrative duties
- Maintains the facility in compliance with all Life Safety Codes.
- Maintains emergency systems in functional status at all times (call lights, oxygen concentrators, fire alarm, sprinkler system, door alarms, etc.)
- Implements preventative maintenance programs
- Regularly inspects and maintains electrical, signaling, mechanical, plumbing, heating, cooling and protection systems
- Implements an insect and rodent control program to prevent infestations. Insures proper disposal of refuse and litter, elimination of insect breeding areas and secure window screens
- Deals with contractors to solicit, compare and recommend bids to the Director and Corporate Maintenance Director
- Duties
- Maintains the building in good, safe repair (floors and their coverings, walls and ceilings, loose hand rails, broken windows and screens, etc.)
- Maintains hot water temperatures between 100 degrees F and 110 degrees F by checking and logging them each day
- Protects potable water supply from contamination by use of anti-back flow devices
- Maintains furniture, fixtures and furnishings in a clean, safe, attractive and repaired manner
- Keeps the building exterior clean, safe and attractive. This includes painting, parking lot and walk surfaces repaired, neatly trimmed lawn, bushes and landscaping.
- Maintains safe walkways during inclement weather (salting, clearing, etc.)

- Communicates with tenants and families in a sensitive manner
- Consistently communicates in a manner that demonstrates a positive and cooperative attitude
- Utilizes appropriate and professional body language

- Assumes responsibility for personal appearance through the Petersen Health Care dress code
- Demonstrates responsibility for own standards of practice
- Reports to work as scheduled and on time
- Adheres to facility policy regarding absenteeism
- Avoids work related injuries through the application of proper practice techniques
- Demonstrates respect for tenants rights by:
- Maintaining strict confidentiality of tenants information
- Responding to their right to information
- Acting as a tenants advocate

- Identifies and utilizes appropriate lines of authority within the organizational structure
- Manages conflict and frustrations in a positive and constructive manner
- Must be able to lift objects weighing up to 75 pounds
- Must be able to carry objects weighing up to 50 pounds
- Must be able to push or pull objects weight up to 75 pounds
- May be required to stoop or bend frequently throughout the day
- Reaching and grasping with arms and hands, including reaching above shoulder level
- Working with equipment to perform procedures where carelessness could result in minor cuts, bruises or muscle pulls
- Possible exposure to marked changes in temperature and humidity
- May be involved in stressful situations while performing job responsibilities
- Be of legal working age
- Be able to read and follow written directions
- Be able to communicate with tenants and co-workers in English
- Must possess the ability to deal tactfully with personnel, tenants, family members, visitors, government agencies/personnel and the general public.
- Work overtime is necessary
- Must possess a general knowledge and understanding of state and federal laws as they pertain to long term care
- Experience in building maintenance
- General knowledge of the Trades necessary for trouble shooting electrical, plumbing, signal, fire alarm and fire suppression systems
- Basic knowledge of carpentry, painting and mechanical repair is expected
- The ability to solicit, analyze and recommend contractor bids is needed
- Must be able to organize and schedule work and keep repair records
- Must have the current federally required vaccines or proof of a valid exemption.
