Janitor

POSITION SUMMARY:

This is work of routine difficulty responsible for cleaning Authority buildings and grounds, moving office furniture, and in related duties as assigned.

MINIMUM QUALIFICATIONS:

• The knowledge, skills and abilities for this position would normally be gained through the equivalent of a high school diploma and at least one year of manual labor experience relating to the duties of the Custodian position.

• Skill in maintenance, repair and minor installation of electrical systems, emergency lighting, electrical control systems and all types of electrical fixtures and equipment.

• Skilled in cleaning, sweeping, mopping, and scrubbing the stairways, corridors, lobbies, restrooms, laundry rooms and elevators as scheduled in buildings to which he/she is assigned.

• Ability to perform custodial duties related to preparation of vacant apartments for rental.

• Skilled, in developments with compactors, the incumbent shall be trained in the operation of compactors and will be responsible for the daily operation and cleaning of the compactor area.

• Ability to make all necessary electric lighting replacements in public areas and clean all tiled areas as required.

• Responsible for reporting to the supervisor all items in the building which require maintenance repair such as: elevators, doors, windows, railings, etc.

• Ability to keep the areas free of debris around trash containers, and throughout the development.

• Skilled in snow removal and grass cutting duties whenever necessary.

• Incumbent may be called back to work after regular working hours in the event of an emergency.

• Ability to stand and walk for long periods and lift and move over 50 pounds.

• Skilled in operating equipment such as commercial vacuums, floor buffers and carpet cleaners.

• Good time management, organizational, multitasking, verbal communication and interpersonal skills.

• Ability to work with minimum supervision.

• Must have and maintain a current driver's license and be insurable under the Authority's automobile insurance.
