HVAC & Maintenance Technician

Job Description

PURPOSE:

  • This position works with the Director of Campus Facilities to manage and plan for the daily operations, upkeep, and preventative maintenance of a private college with campus facilities, including buildings totaling 626, 970 square feet, 433,043 square feet of which require housekeeping, and 69 acres of grounds. This position is responsible for maintaining and operating the campus heating and cooling systems, preventive maintenance, service, and repairs to heating, ventilation, air conditioning, plumbing, appliances, freezers, and kitchen equipment. Monitors control functions and systems related to or controlling equipment.

ESSENTIAL FUNCTIONS:

Work involving the skills of multiple maintenance or craft occupations to perform and assist other maintenance technicians, college employees, and contractors in performing the following actions:

  • Uphold the institution's guiding principles, including its mission statement and five core values: Integrity, Hospitality, Community, Servant Leadership, and Sustainability.
  • Assist in supervising, directing, and leading all grounds staff.
  • As needed, assist other staff with time-sensitive work necessary to prevent injury, property damage, or destruction, such as in natural disasters or similar emergencies.
  • Ability to employ well-developed verbal skills to present and exchange technical or complex information regarding problem areas with co-workers, contractors, and college staff.
  • Monitors and maintains all HVAC systems, including hot water, steam boilers, chillers, and conventional and residential heating and cooling systems.
  • Inspects and prepares boilers and chillers for inspections and seasonal changeovers.
  • Performs periodic consistent inspection and cleaning of mechanical rooms throughout campus.
  • Inspects and calibrates temperature control devices and mechanisms in all indoor spaces; responds to requests for adjustment in both heating and cooling.
  • Services, cleans, lubricates, and repairs all HVAC and related equipment, including all preventive maintenance work and filter changes.
  • Responds to other minor maintenance requests as appropriate and as assigned.
  • Recommends contractor assistance as needed and supervises their work.
  • Monitors and adjusts the computerized Energy Management Systems to ensure proper environmental control for campus buildings. Ensures customer satisfaction with indoor environmental conditions whenever possible.
  • Order and maintain, per prescribed procedures, all supplies necessary to accomplish jobs and also ensure used and/or defective items are properly disposed of.
  • Learn and use the computerized online Campus Facilities maintenance management system to compose and access work orders. Complete and submit completed work orders in a timely manner.
  • Adhere to all safety regulations, policies, and procedures.
  • Strive to comply with all OSHA and EPA regulations.
  • Maintains a clean and safe work environment.
  • Participate in team meetings, providing input and suggestions.
  • Be punctual and attend work regularly to provide leadership and guidance for the facilities staff.
  • Provide continual evaluation of processes and procedures. Responsible for suggesting improvements in area operations, efficiency, and service to internal and external customers.
  • Work in collaboration and cooperation within the Campus Facilities department and other departments and academic divisions on campus, using timely and appropriate judgment in upward communication regarding department concerns and responsibilities.
  • Perform all other duties as assigned
  • Scheduled and emergency on-call services for nights and weekends in all the above mentioned skills.
  • Provide help as assigned and necessary with weather-related responses such as damage repair or clean-up of wind, flooding, snow removal, etc.

Job Requirements

MINIMUM REQUIREMENTS:

  • Must have a valid driver's license.
  • Must have a high school diploma or general education degree (GED).
  • Must be HVAC certified with at least two years of specialized training in refrigeration/HVAC systems or three years of job-related experience.
  • A minimum of three years of experience operating and maintaining commercial and residential heating and cooling systems, including the operation of chillers, hot water and steam boiler systems, and distribution systems.
  • Must be able to use all tools of the listed trades.
  • Must be able to read and interpret blueprints, schematics, and plans.
  • Must be a team player and maintain a good working relationship with students, staff, and faculty.
  • Communicate effectively with various audiences, including students, parents, faculty, staff, alumni, administration, and the community.
  • Must handle multiple projects/assignments concurrently and be very results-oriented.
  • The employee must be highly motivated and work well independently and in a team environment. This employee is responsible for using independent judgment and initiative to complete projects in accordance with Bethany College policies, goals, objectives, and directives given by the VP of Administration.
  • Must exhibit a commitment of service to others and demonstrate this commitment in attitude, appearance, and language when communicating and working around campus.
