JOB SUMMARY:

The Live- In Maintenance Technician's primary responsibility is to ensure that all vacated apartments are thoroughly restored to "market ready" status in a timely manner and according to the Manager's timetable. This person will also be responsible for property maintenance on a daily basis.


DUTIES AND RESPONSIBILITIES:

  • Surveying the grounds; physically walks the property on a frequent basis and removes litter, debris, etc. from the grounds. Focusing on critical areas and ensuring they remain free of litter at all time.
    • Laundry/Mail rooms (if applicable), dumpster areas, and recreation areas
    • Grounds adjacent to the road, in front of the office
    • Walkways in-between buildings/parking lots and drives
  • Performs "trash-out" duties at vacated apartments on a daily basis. Removes all abandoned furniture, trash, boxes
  • Keeps dumpster doors closed on windy days
  • Insures "apartment preparation" duties are recorded and completed for move-in when requested by management
  • Performs interior and exterior painting duties when requested.
  • Completes routine and urgent service requested when requested by Program Manager and/or IPSS Director. Ensure site procedures are followed when service requests are performed.
  • Change locks, make keys when directed
  • Performs all additional duties assigned by the Program Manager and/or IPSS Director.
  • Completing general cleaning of the property exterior and interior areas
  • Common areas, hallways, stairwells, grounds are cleaned daily and in a timely manner
  • Keeping exterior windows washed and clean as needed
  • Maintains inventory logs of property equipment, creates seasonal schedule to prepare them for service as needed
  • Provide weekly list of materials needed to complete custodial and grounds maintenance of the property
  • Update Manager daily on status of building exterior and interior deficiencies
  • Assist where contracted work is utilized.
  • Other duties as assigned.

EDUCATION/EXPERIENCE REQUIREMENTS:

  • High school diploma (or equivalent)

AND

  • Must have a minimum of one-year experience in maintenance and repairs that includes: painting, carpentry, and some plumbing repairs. Maintain inventory log, understands basic preventive maintenance and coordinates with management to order supplies. Must be able to work independently, and preferably being able to use basic tools.

OTHER REQUIREMENTS:
  • Housing: A maintenance unit will be provided with a lease documenting a rent concession in the amount of the monthly rent for the unit. The maintenance unit is available based "solely" on the staff remaining an employee of KCAO. (see Offer Letter). Rent shall not be deducted from employee's paycheck and employee shall be responsible for payment.

  • California Driver's License with acceptable driving record.
  • Travel and attend out of area meetings and conferences as required per the funding source(s).
  • Work variable hours and days, including those outside regular Monday through Friday, 8 a.m. to 5 p.m. business hours.
  • Meet and maintain KCAO hiring requirements which include:
    • Criminal Record Clearance including California DOJ, FBI and Child Abuse Centralized Index (CACI).
    • Reliable, insured transportation and valid California Driver License.
    • Motor Vehicle Report (MVR) acceptable to KCAO's vehicle insurer.
    • Health examination with tuberculin clearance.
  • Ability to be contacted outside of regularly scheduled work hours in case of emergency.
  • Overtime to be paid in excess of eight (8) working days or forty (40) hours.
