Salary: Free housing unit in lieu of rent in exchange for work as assigned.

POSITION TITLE: Resident Manager

DEPARTMENT: Housing Services

REPORTS TO: Property Manager

SUPERVISES: N/A

POSITION TYPE: Part-time, nonexempt

SCHEDULE: 15 hours/week


This position is open until filled, with a priority deadline of March 18.

 

SALARY: Free housing unit in lieu of rent in exchange for work as assigned.  


JOB SUMMARY: Assists BMAC in the management, maintenance, safety and appearance of the assigned property of residence. All work must be conducted and completed in a timely and professional manner. 

 

Average 12-15 hours per week of work to accomplish tasks on the assigned property of residence. Work hours are flexible and sometimes unpredictable. Work must comply with the primary tasks associated with the assigned property as listed below. 

 

OVERVIEW OF RESPONSIBILITIES: Includes, but is not limited to:  

  • Ensure the assigned property is clean, safe and sanitary through property cleaning, maintenance, landscaping, and surveying/regulating the property. 
  • Assist tenants in daily issues that may arise, such as maintenance issues, personal issues that may affect the tenancy of that tenant or others. 
  • Perform a variety of management-assigned tasks such as preparing surfaces for painting, patching, repairing, surfacing, and painting walls, ceilings, cabinets, doors and exterior or buildings; landscaping and outdoor maintenance responsibilities; and some cleaning in and around building. 
  • Be on the property and report to property personnel or authorities any violations of BMAC house and lease rules for tenants, policies, addendums, or city, state or federal laws. Survey property conditions and activities. Contact management, crisis team, and/or law enforcement when necessary. 
  • Assist in apartment “turns” at the assigned residence property or other BMAC properties, including cleaning vacant apartments, preparing surfaces for painting; and some painting of walls, ceilings or exterior surfaces. 
  • Maintain a safe and clean work environment. 
  • Maintain communication between BMAC property management and maintenance staff. 
  • Report hours worked on a provided timesheet and according to BMAC timesheet deadline. 
  • Performs other related duties as assigned 

 

QUALIFICATIONS: 

 

Education & Experience 

Relevant experience and/or education may be substituted for either education or work history.  

  • High school diploma or GED. 
  • Experience working in a maintenance/construction-related field. 

 

Knowledge, Skills & Abilities 

  • Understanding of and ability to safely use cleaning, landscaping, and maintenance equipment and tools, including manual and light power equipment. 
  • Ability to learn general maintenance/construction practices. 
  • Basic applied math and computer skills. 
  • Good organizational skills. 
  • Average English language skills to communicate with tenants and staff; read and follow instructions and labels; and file any reports needed. 
  • Ability to consistently perform maintenance/construction, landscaping and cleaning work safely. 
  • Ability to organize and manage time and materials, and to work with administrative staff in a timely and consistent fashion. 
  • Ability to work in a sometimes-stressful environment. 
  • Ability to observe property conditions and activities, and to report issues when necessary. 
  • Operate a computer and email to develop short reports and communicate with staff. Daily, check and respond as needed to work email. 
  • Maintain tenant information confidentiality. 
  • Must refrain from becoming personally involved with tenants. 

 

Certifications 

  • Have or obtain CPR and first aid cards; BMAC can provide or arrange for training. 

 

FREE HOUSING: 

Occupancy of your free housing unit is conditioned on your continued part-time employment as the Resident Manager. If your employment as the Resident Manager ends for any reason, your free housing will also end, and you will need to find a new place to live.  

 

WORK ENVIRONMENT: Indoors and outdoors, and in all weather conditions. Work is performed at the assigned property of residence. May be exposed to dusty, wet, muddy, poorly ventilated, and sometimes unsanitary conditions. May perform duties in an outside environment (including extreme heat and cold and exposure to wind and humidity) with no protection from the weather. Some exposure to noise and vibration from power equipment.  

 

PHYSICAL DEMANDS: The physical demands described here are representative of those that must be met by an employee to successfully perform the job's essential functions. Reasonable accommodations may be made to enable individuals to perform essential functions. 

  • Position requires medium work, ability to move up to 60 pounds occasionally and up to 40 pounds frequently. Ability to move about on the property and sometimes in units to perform duties. Sedentary approximately 20% of time. 
  • While performing the duties of this job, the employee is required to stand, walk, sit, and use hands to finger, handle or feel objects, tools or controls, reach with hands and arms, climb stairs and ladder. Balance, stoop, kneel, crouch or crawl. 
  • Ability to use common household cleaners and landscaping chemicals and fertilizers. 
  • Visual acuity needed to perform activities such as surveilling property and operating equipment.
