Pay Scale: $19.00 - $25.00 per hour

The Maintenance Technician is responsible for diagnosing maintenance issues, making repairs, and completing maintenance requests in a timely manner. The Maintenance Technician will also be responsible for maintaining the overall condition of the apartment community including the grounds and common areas and to provide a quality living environment for residents. Successful Maintenance Technicians will be customer service focused, possess a sense of urgency, and be responsive to resident and team member needs.



Primary Duties and Responsibilities:

· Performs maintenance duties including work orders and preventative maintenance activities, with minimal supervision consistent with company policies and procedures and direction from supervisor(s), completes documentation and necessary paperwork in a timely, accurate, and complete manner to document and track maintenance activities

· Ensure that apartments are ready for occupancy by performing various and as needed electrical, HVAC, plumbing, carpentry, and other miscellaneous maintenance and repairs necessary or directed

· Maintenance of grounds, common areas, and amenities by picking up trash and debris, pressure washing breezeways and commons areas, general cleaning as needed and other areas as directed

· Compliance with company standards and applicable laws including but not limited to; Fair Housing, OSHA, Landlord Tenant, Local Building Codes, OSHA, and EEOC. Attend and participate in company safety meetings and required trainings and other safely related laws and requirements, and by reporting accidents and incidents promptly in an accurate manger

· Report known safety hazards, equipment, and customer concerns to supervisor

· Respond quickly to emergency situations during work hours and on-call coverage on site location where living when housing agreement applicable

· Follows established process for inventory of supplies and materials at the community, by tracking inventory used, returning unused inventory, and notifying supervisor about re- ordering needs. Supports

cost saving initiatives by fixing rather than replacing parts when possible and not being wasteful with materials and supplies

· Maintains high levels of customer service for prospects, residents, vendors, and associates

· Perform other duties as assigned



Skills:


· Ability to effectively communicate with residents, vendors, and individuals across the organization, includes ability to communicate effectively in English

· Proficient knowledge of electrical, plumbing, appliance repair, and basic hand/power tools

· Knowledge of environmental hazards including asbestos, lead based paint, moisture intrusion, and radon

· Ability to be “on-call” at work site location where housing agreement applicable when requested and respond promptly to service emergencies

· Basic Computer Skills required to place online orders, respond to emails, take company trainings, access timecards, and access companywide emails

Depending on the size of the property a Maintenance Associate may be required to live on-site as a condition of employment. Housing agreements will be provided with additional information and requirements for on-site employees.
