Industrial Preconstruction Manager

Mullins Mechanical is a leader in industrial and large commercial mechanical, plumbing, HVAC construction projects. Our projects are often in the industrial and manufacturing environments, such as manufacturing facilities, automotive plants, chemical plants, distribution centers, warehouses, and other large commercial facilities.  We are a self-performing specialty contractor specializing in design-build applications, HVAC systems, plumbing, process piping systems, boiler and chiller systems, equipment installation and rigging, plant relocation and maintenance, and metal fabrication. 

 We are looking for an experienced Preconstruction Manager to join our team.

 Responsibilities:

• Review other estimators’ work
• Develop the bid plan
• Determine labor factors to be used for each project opportunity
• Update estimating program
• Work with PM to review contract to be sure it meets scope
• Manage Estimating team
• Create Job Estimate folder
• Perform take-offs and build a material-quantities-labor estimate in FastPipe
• Create preliminary budget
• Assist the Chief Operations Officer (COO) in continually assessing improvement of the client-based development process
• Manage the Go/No-Go
• Manage the bid calendar to ensure deadlines are met
• Identify potential value engineering opportunities during the bid process  
• Secure adequate subcontractor pricing coverage for all pertinent trades
• Assist sales and Project Managers to build the client relationship
• Review written/online contract documents (plans, specifications, etc.) to estimate time, material, and labor for projects
• Analyze cost effectiveness of differing materials, potential Value Engineering (VE) opportunities
• Create Job Estimate folder for each opportunity in FastPipe
• Upon project award, move Job Estimate folder (FastPipe) into Job Project folder (ComputerEase)
• Attend project hand-off and close-out meeting with the President, COO, Estimator, Project Management,  Superintendent, Quality Control Manager and Safety Manger
• Export a materials list from FastPipe into MS Excel to send subcontractors and vendors
• Prepare special reports for the executive leadership team through collecting, analyzing, and summarizing information and trends
• Manage historical cost records for use in future estimates

Qualifications:

• Proficient in the following software or internet-based programs:
  • FastPipe or similar estimating software
  •  MS Office Suite
  • MS Project
  • Box
• Minimum of eight (8) years commercial/industrial mechanical and/or plumbing experience with a minimum of six (6) years of estimating experience.
• Demonstrated ability to manage Estimating team
• Proven ability to build and win large, complex, and competitive bid projects
• Proven ability to track and utilize historical data to improve accuracy, consistency and win rates
• Excellent written and verbal communication skills
• Ability to collaborate and relate well with internal and external project team

Work Location:  Potentially a flex/in-office hybrid position.  Office HQ located in Carrollton, Georgia.
