Summary

The Project Manager is responsible for managing all phases of real estate development for multiple projects including due diligence, feasibility analysis, predevelopment, construction, lease-up, project completion and close-out, and transition to property and asset management. This position requires strong organizational and communication skills and the ability to work in a collaborative and fast paced environment to meet multiple deadlines. This position requires you to be able to commute to Bridge headquarters in San Francisco, CA 3 days/week, with mandatory in-office attendance on Wednesdays. Attendance at off-site meetings, including construction site meetings, will be required.

Responsibilities

  • Manage a portfolio of projects in various phases of development:
    • Test feasibility through coordination of physical, market and financial due diligence activities
    • Solicit bids from consultants and contractors, evaluate proposals, coordinate selection of design team, and negotiate contract terms and price
    • Strategize and manage specialist teams and outreach programs to obtain required entitlement and design approvals and build public support
    • Finalize programmatic requirements with Resident Program Design team
    • Manage design and construction team from initial scoping, schematic design and design development through construction; coordinate physical and financial project issues with Property Management and Asset Management
    • Create and maintain detailed project pro forma and reports and manage project budgets throughout the development process
    • Work with supervisor to obtain all debt, equity and soft sources of finance; document loan and partnership terms and obligations
    • Prepare funding applications for local, state and federal funding including tax credits and tax exempt bonds
    • Manage real estate and finance transactions including site and property acquisitions, construction and permanent loan closings and tax credit equity syndications
    • Jointly supervise and mentor a Project Administrator or Associate Project Manager
    • Communicate with supervisor on a regular basis to convey project status and address any issues
    • Uphold a high quality of development in accordance with BRIDGE’s commitment to long term physical, financial, and operational health of its properties, viability and strength of its portfolio, and quality of homes for its residents

Qualifications

  • Bachelor’s degree in real estate, construction, architecture, urban planning, or business
  • Minimum of two years of experience in related fields
  • Effective prioritization and organizational skills
  • Strong leadership and interpersonal skills with ability to build relationships, manage and motivate internal and external teams
  • Ability to work both independently and collaboratively in cross-functional teams
  • Excellent verbal and written communication skills
  • Ability to meet multiple deadlines and work in a fast paced environment
