Maintenance Technician

JOB DESCRIPTION


The Maintenance Technician is a key team member to the Property Management team responsible for ensuring that all aspects of both residential and commercial properties are kept in excellent condition. This can include a variety of tasks such as general repairs, preventative maintenance, and groundskeeping. This individual frequently interfaces with clients, customers, tenants, and landlords. As such, they should maintain the highest level of standards and conduct that reflect The Overton Group values. This is a non-exempt technical position that reports to the Director of Property Management & Maintenance.


ESSENTIAL DUTIES & RESPONSIBILITIES

  • Diligently fulfill work orders in property management database, AppFolio

  • Conducting repairs and maintenance tasks including plumbing, electrical, HVAC, and general maintenance tasks; perform weekend and holiday on-call responsibilities as scheduled

  • Maintaining accurate records of all maintenance and repair activities

  • Maintaining inventory of necessary supplies and ordering replacement items as needed; maintain vehicles, equipment, and tools for optimal condition

  • Ensuring that all safety standards are met and adhered to on the property

  • Providing exceptional customer service to tenants and responding to their needs in a professional and timely manner

  • Conducting routine inspections of the property to identify areas in need of repair or maintenance

  • Assist with flipping rental units between tenants following move out and in preparation of move in

  • Responsibly navigate to job sites in a timely manner; adequately log hours spent on job sites


REQUIREMENTS, QUALIFICATIONS & SKILLS

  • Associate’s degree from an accredited college, university, or technical school preferred

  • 2 years of relevant work experience, training, and/or equivalent combination of education and experience

  • Responsible, dutiful, and respectful in nature and personality

  • Dedication to hospitality and excellent first impressions

  • Ability to solve difficult problems and troubleshoot common issues related to property management

  • Ability to take direction, receive feedback, and continue personal & professional growth

  • Commitment to work collaboratively with staff, team, and individuals to accomplish goals
