Essential Functions and Responsibilities

The Mobil Utility Engineer is responsible to ensure the efficient operation and maintenance of mechanical, electrical, and plumbing equipment and systems for the assigned property.

Perform preventive maintenance and repair of HVAC/R equipment as assigned.

Perform water treatment testing for chillers, cooling towers, boilers as assigned.

Perform preventive maintenance and repair of plumbing fixtures such as water closets, urinals, flush valve assemblies, lavatories, backflow preventers etc.

Perform and coordinate preventive maintenance and repair of electrical distribution systems as assigned.

Perform and coordinate preventive maintenance and repair of Emergency Power and Fire / Life Safety systems as assigned.

Perform preventive maintenance and repair of doors, ceilings, hand railings, floors and other general maintenance tasks as assigned.

Assist with coordination and supervision of service with third party vendors as required

Inspect and maintain mechanical spaces such as electrical room, mechanical and pump rooms, engine rooms for emergency power, etc. as assigned.

Replace lamps and ballasts, light fixtures, emergency exit signage as assigned.

Document and report activities to ABM and Building Management via daily logs and work order system.

Ability to interact cordially with employees and building tenants to accomplish tasks is essential to this position

Ability to exercise independent judgment free from immediate supervision in order to manage duties and responsibilities is essential to this position

MINIMUM REQUIREMENTS

Formal knowledge of HVAC Components (VAV’s, Air-Handlers, Pumps, unit ventilators, etc.)

Experience that is commensurate with the specific facility for the position of Building Engineer

Ability to read and interpret blueprints.

As required, highest-level relevant state/local license for Stationary Engineer and/or HVAC, plus universal level refrigerant recovery license

Computer skills and building automation systems experience required.

Certification meeting OSHA ACM awareness training requirements as required.

Must have a valid California Driver License.
