About this job

1. Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.

2. Performs assigned day-to-day repairs, emergency and preventive maintenance. Completes maintenance and repair records as required.

3. Performs scheduled and non-scheduled preventive maintenance

4. Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.

5. Assists with repairs of buildings and installed systems to include: plumbing systems, kitchen equipment, roofs, drains, shop, and HVAC.

6. Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.

7. Responds quickly to emergency situations, summoning additional assistance as needed.

8. Maintain, repair and inspect specialized machinery and equipment.

9. Perform routine building and grounds inspections.

10. On-call rotation for off-hours (nights, weekends and holidays) unless ill or on PTO

11. Perform other related duties as assigned.

12. Maintain a great working relationship with all Tenants and co-workers



OTHER SKILLS and ABILITIES

1. Ability to use technology for work order system, email, ESS and training.

2. Basic skills with Microsoft Office Outlook.

3. Physical requirements include stooping, standing, walking, climbing stairs / ladders and ability to lift / carry heavy loads of 50 lbs. or more.

4. Ability to wear all required safety equipment and perform needed task as directed or issued through building work order system

5. Decisions made with general understanding of procedures and company policies to achieve set results and deadlines.


Qualifications

· High School Diploma or GED required.

· Valid Indiana driver's license with proof of insurance.

· Requires general knowledge of electrical systems, plumbing systems, fire system devices and air systems.

· Requires the ability to read and interpret information from blueprints, schematics and diagrams.

· Requires general knowledge in the use of power and hand tools.

· Requires basic computer skills.
