POSITION SUMMARY
The role of Concrete Estimator provides proactive estimating of concrete structures on multiple projects by performing quantity take-offs, recognizing constructability of structural details, assist in developing sequences for construction activities, and understanding production factors that drive pricing. Coordinates with Operation teams, trade partner suppliers, and other preconstruction team members to create a budget that sets up a project to be successful. Strives for accuracy and correct cost estimates to appropriately budget coverage.Organized to reconciliate previous drawing estimates and clearly present changes in scope and costs. Makes certain that the company is being represented in accordance with Okland's core values.

Founded in 1918, Okland Construction operates as a regional general contracting and construction management company with nearly 1,000 employees and growing. It supervises the architectural, engineering, bidding, contracting, building, and inspection from the beginning to the end of the project and specializes in concrete self-preform on a large commercial scale.

JOB DUTIES

  • Responsible for providing all the estimating and pricing on the assigned project that is to be performed by Okland Construction. This includes conceptual estimates, schematic estimates, design development estimates, and estimates for bidding pertaining to structural and architectural concrete.
  • Responsible for ensuring the estimating and pricing for the project is completed on time so that other members of the Okland Construction project team can review it and make recommendations and/or adjustments.
  • Responsible for accurate estimates and pricing, which includes additional research and the correct use of additional resources, including Okland Operation and Field experts and trade partner subcontractors.
  • Coordinates project-specific construction means and methods on logistics, hoisting requirements, form systems, and product usage for pricing purposes.
  • Submits requests to engineers and architects to obtain clarifications and answers to questions, contradictions, conflicts, inadequacies, and other confusing issues represented by the plans, specifications, and other documentation.
  • Presents estimates to the main estimating team, design teams, and/or owners in a clean and clear format.
  • Provides all estimate breakouts required by the bid documents, the client, or Okland personnel.
  • Provides a clear and concise drawing of updated pricing changes from previous estimates.
  • Uses sound estimating judgment in making decisions by frequently referring to comparable historical data on related projects, with cost escalations added as required.
  • Estimates complete concrete general requirements or conditions, including demolition, earthwork, excavation, reinforcing, crane needs, ready-mix adjustments, steel embeds, and rough carpentry.
  • Ability to learn new software for take-off and pricing. Okland currently uses WinEst estimating software for all concrete general requirements and structural estimates. Plan-swift is the main take-off software.
  • Establishes a rough draft schedule with durations based on manhours and the sequencing of the project to develop estimate pricing, general conditions, and concrete general requirements.
  • Maintains a strictly high level of ethical confidentiality regarding the financial specifics of projects, including estimates, trade partner bids, contract amounts, change orders, cost, financing arrangements, fees, and other financial information.
  • reviews the established budget estimate and bid and assists the project manager and job cost accountant with setting up the proper codes and organization of the job cost report.
  • Engages the Business Development Department and overall project estimators in pursuing future opportunities.
  • Regular, timely, and predictable attendance is required for this position.
  • Performs other duties and responsibilities as assigned, including small PE-type work with initial submittals and rebar shop drawings if needed.
  • Help during the buyout to track down and submit product data and concrete mix designs.
  • During construction, help review drawings and RFI for changes and create an initial change order for review.
  • Includes the following estimates, where applicable: taxes, insurance, bonds, the Owner-Controlled Insurance Program (OCIP), special wage rates, productivity, and fees and permits.

ADDITIONAL DUTIES AND RESPONSIBILITIES

  • Assists with the solicitation of bidders and plan distribution, as requested, by developing and compiling a list of bidders invited to bid on the project and prequalifying a bidder for the project.
  • Assists the project manager in establishing purchase orders for materials, helping get the project started.
  • Attends and represents the company in project estimating meetings, project review meetings, and pre-bid meetings (as requested).
  • Attend lessons learned and project meetings to improve our preconstruction efforts going forward.

EDUCATION, EXPERIENCE, & SKILLSET REQUIREMENTS

  • A bachelor's degree in Engineering or Construction Management (or related field) preferred
  • 3-5 years of cost estimation experience, including reading and researching blueprints, quantity take-offs, and estimating practices.
  • Concrete management, forming, or placing experience is preferred.
  • Ability to analyze bids, cost proposals, and cost estimates, including labor rates, fringe benefits, overhead, and profit.
  • Ability to read, interpret, and understand construction drawings and specifications.
  • Ability to work on multiple projects simultaneously.
  • Ability to read and understand construction schedules.
  • Ability to coordinate action to accomplish work objectives while exercising the necessary flexibility to meet predetermined deadlines.
  • Ability to work cooperatively with management, coworkers, public utilities, contractors, vendors, architects and engineers, and other public entities.
  • Proficient in quantity take-off software. Okland currently uses PlanSwift and on-screen take-off software.
  • Proficient in WinEst estimating software, Excel, Microsoft Word, and Outlook.
  • Knowledge of construction and renovation terms, materials, techniques, procedures, and practices
  • Knowledge of architectural, mechanical, electrical, and plumbing systems in relation to concrete structures
  • Knowledge of construction cost estimating techniques, procedures, and practices, including material quantity take-offs, labor unit work hours, labor rate analysis, and material unit pricing
  • Knowledge of value engineering and total life cycle costing techniques, procedures, and practices
  • Knowledge of construction cost estimating computer software, PC-based project management software, and other applications (e.g., word processing, Excel spreadsheets, and database programs)
