Job Scope: To provide oversight to the maintenance operations of an assigned property or communities. The Service Manager shall oversee the daily operations and maintenance needs of apartments, townhouses, buildings, equipment, facilities, and grounds, including resident maintenance concerns, to ensure that all needs are addressed in a safe and timely manner. The Service Manager is responsible to establish priorities and work schedules for maintenance personnel.

Supervisory Responsibility: The Maintenance Manager shall supervise Assistant Maintenance Managers, Maintenance Technicians, staff Painters, Staff Cleaners, Groundskeepers, and contractors (based on community needs). The Maintenance Manager shall ensure all resident maintenance concerns and property needs are addressed.

Essential Functions / Major Responsibilities of Maintenance Manager:

  • Responsible for the daily operation and appearance of assigned community/communities
  • Responsible for tracking key activity of maintenance personnel
  • Responsible for ensuring all resident concerns are addressed in a timely manner.
  • Assigns, tracks, and closes work orders using provided ticket system.
  • Maintains make-ready schedule of units that have been placed on notice, pre, and post moveout.
  • Schedule’s and performs pre-move out inspections of units that are placed on-notice.
  • Performs final move out inspections.
  • Responsible for changing locks and access codes to units upon move out.
  • Coordinates and keeps track of contractors, and maintenance that is being performed in vacant units while being hands on
  • Assist as needed with being hands on with the completion of work orders and turn units.
  • Responds to after-hours emergencies as needed.
  • Responsible for creating/maintaining an on-call schedule to ensure coverage for emergency needs, also may participate within the on-call rotation (depending on community).
  • Responsible for the daily upkeep, organization, and safety of the maintenance shop.
  • Approves items for purchase submitted by an ASM or Technician.
  • Completes purchases for work orders, inventory stock, and unit turns using a PO system.
  • Responsible for coding and approve invoices.
  • Organize and keep track of maintenance stock inventory, keep a running list of items to order.
  • Keeps maintenance logs updated daily based upon topics.
  • Plans for and sees through the completion of weekly, monthly, quarterly, bi-annually, and annual preventive maintenance needs.
  • Ensures weekly, monthly, quarterly, bi-annually, and annual inspections are performed and documented.
  • Monitor’s and approves the start and end times of maintenance personnel, including lunch breaks.
  • When asked will aide HR in recruiting & retention efforts of maintenance staff.

Knowledge, Skills and Abilities:

  • Oral Communication - Speaks clearly and persuasively in positive or negative situations; Listens and gets clarification; Responds well to questions; Demonstrates group presentation skills; Participates in meetings.
  • Ability to problem solve, troubleshoot, and repair items in all categories of maintenance including but not limited to HVAC, electrical, appliances, plumbing, and carpentry.
  • Ability to rekey and master locksets.

Requirements:

Other Qualifications:

  • Must have CFC/EPA 608 certification.
  • Must have a valid driver’s license.
  • Must have reliable transportation.
  • Must have own tools.
  • Minimum 5 years’ experience in residential maintenance.
  • OSHA 10 or 30 safety course completion, or equivalent preferred.
