Land Analyst Summary:

Provide financial analysis and run proformas for new land opportunities. Responsible for coordinating with all internal departments and outside consultants in the preparation of sales market analysis and feasibility reports and due diligence. Interface with escrow and title companies, brokers, attorneys and various consultants while assisting to maintain and track land opportunities. Coordinates and assists in obtaining entitlements for new residential communities, processing of any environmental permits, and the processing of DRE Public Reports.



Responsibilities

  • Assist in the preparation of financial proformas, cash flow projections and statements and financial modeling in the valuation of land.
  • Act as lead in due diligence efforts for potential land acquisitions. Prepare feasibility studies, budgets and entitlement/development schedules, and risk assessments and assist with title review.
  • Assist with sales and market research by preparing competitive market analysis graphs and reports.
  • Maintain acquisition pipeline status reports and tracking system for all division acquisitions. Prepare periodic reports on deal status versus business plan assumptions and maintain a historical.
  • Assist in the review and preparation of initial community entitlement and construction schedules, budgets, cash flow projections, title reports conditions of approvals, exaction's and objectives.
  • Monitor market consultant's schedules and reports.
  • Prepare collateral material (aerial photos, maps, exhibits, cover etc.).
  • Responsible for coordinating and implementing input from division executives regarding site design & engineering and preliminary architecture design/product mix in order to entitle the most cost effective community & design that will meet the particular market needs of that community location.
  • Interact with the project management team to illicit their early input on community design during the entitlement process and to support their efforts with agency officials.
  • Assist in coordination and communication with legal counsel, architects, brokers and consultants in the acquisition efforts.
  • Liaison between Lennar, consultants and private, public and quasi-public agencies for any areas that need resolution when acquiring new land opportunities.
  • Assist management team and coordinate with project consultants, including architects, engineers, landscape architects, soils and environmental engineers, and other consultants in preparation of required development reports and approvals.
  • Perform all other duties as assigned.


Qualifications

  • Two (2) years of experience in land acquisition, marketing and/or administrative positions with residential or land development firms or consulting firms serving real estate industry clients required
  • Bachelor's degree or equivalent. Preferred emphasis in economics, finance, marketing, business, real estate or a related real estate field
  • Valid driver's license
  • Advanced skills in Microsoft Office especially in the use of Excel spreadsheets and formulas for financial modeling
  • Ability to communicate effectively and concisely, both verbally and in writing
  • Must have initiative and be able to achieve objectives with minimal supervision
  • Must be detail oriented and a problem solver able to deal with complex situations
  • Experience/Understanding of Real Estate Transactions
  • Basic knowledge in the preparation of Financial Proformas
  • Microsoft Access and J.D. Edwards experience a plus
  • Must have a valid driver's license
  • Interact well with co-workers
  • Understand and follow work rules and procedures

Physical Requirements:

This is primarily a sedentary office position which requires the ability to occasionally bend, stoop, reach, lift, move and carry office materials and supplies weighing 25 pounds or less. Finger dexterity is required to operate a computer keyboard and calculator. May be required to operate a motor vehicle.
