Job Description

The Real Estate Development Director position is responsible for all aspects of taking a project from initial acquisition analysis and potential purchase through municipal entitlements, design team coordination, and successful hand-off to the end-user client.

What you have already achieved: (Requirements)

  • Proven track record of multi-family land development and entitlement process; from acquisition analysis and feasibility through project design and contractor management.
  • Bachelor’s degree in construction management, architecture, land planning, engineering or related field.

What you are great at: (Responsibilities)

  • Perform initial asset zoning and best use analyses, create project development budgets and schedules, oversee assigned project entitlement and design progress, and help to coordinate the horizontal and vertical construction.
  • Support the due diligence process during the property acquisition phase.  This includes traveling as necessary,  participating in site walks, pre-con estimation, coordinating with 3rd party inspectors and contractors, and assistance with the recommendations and corresponding build-out of capital needs plans.
  • Take ownership and accountability for accurate pricing, timelines and project completions.  Explore opportunities to add value through value engineering, change leadership or new process innovations and solutions throughout the design and construction process.
  • Manages multiple projects in varying phases of design/construction - Leads efforts to analyze risk and define schedule related issues, including analysis of long lead materials or equipment
  • Work to meet underwriting and established development budgets by monitoring project expenditures, identifying variances, and implementing corrective actions.
  • Collaborates with large professional teams (project/asset managers, architectural/design teams, leasing/property management) on complex development projects.
  • Prepare and review professional consultant and contractor proposals, contracts and scopes of work and provide corresponding recommendations. 
  • Negotiates with design teams, construction contractors and subcontractors.  Ensures that bid documents and review contracts encompass the complete scope coverage.
  • Ensures the coordination, development and approval of architectural and engineering construction drawings with respect to budget, schedule and constructability.
  • Engage initial design and engineering consultants required for project design related components; e.g. surveying, environmental consultants, geotech, etc.
  • Review and approval of project expenditures and contractor and consultant change orders to ensure adherence to project budget and schedule. 
  • Coordinate with utilities and governmental agencies to ensure incorporation of corresponding entity requirements into the design and construction of the project to allow for operation upon completion; e.g. low voltage bulk servicing, utilities and corresponding easements,  USPS and package requirements, etc.
  • Timely and effective written and verbal communication with DLP team members, design consultants, contractors, vendors and sometimes DLP partners. Team collaboration and involvement is extremely important.
  • Create accountability and ownership within your teams, projects and department.  Inspire, motivate and maintain great relationships with all project team members.
  • Partnering with local building officials, Army Corp of Engineers, architects, remediation experts, engineers, and designers as needed.
  • Provide project leadership and mentoring of DLP teams to educate members and help develop a consistent and unified approach to the project development process.
  • Respond to project emergency needs within 24 hours.
  • Daily utilization of company performance tracking and goal setting tools (e.g. Elite Tools, ROCKS, WIGS, etc.)
