POSITION TITLE:  Maintenance Tech II            MANAGER:  Property Manager                                                                                        


GENERAL DESCRIPTION: Assist in maintaining the physical maintenance and the general repair of the exterior and interior of the buildings, systems, and fixtures within the apartment complex including, but not limited to heating, A/C, general carpentry, electrical systems, window repairs, flooring repairs, and repairs to walls and doors.

 

QUALIFICATIONS

 Education: High school graduate or GED equivalency

 

 Experience:

  • Minimum six months work experience or similar function
  • Experience working with equipment, machinery and building systems (including HVAC, electrical, plumbing) and must have the ability to perform minor repair work on such systems

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES

  • Repair minor electrical problems (i.e. change out switches, receptacles and fixtures) and high voltage problems (110-220 volts)
  • Provide minor carpentry and sheet rock repairs, patch holes in sheet rock/drywall, repair sub floors, repair cabinets, repair minor plumbing problems
  • Troubleshoot, diagnose and correct minor appliance failures (i.e. change our or repair dishwater motors, garbage disposals, ice makers, stove elements, thermocouples, etc.)
  • Assist in monitoring inventory of maintenance and cleaning supplies and accurate replacement orders
  • Perform necessary repairs and preventive maintenance on vacant units, assist as assigned in painting of interior units, office clubhouse, laundry rooms, common areas, and occupied units
  • implement a routine maintenance schedule on all systems
  • Continuously inspect property for safety hazards and correct immediately and/or advise supervisor of necessary action
  • Perform all duties necessary for the completion of resident work orders and requests for service
  • Travel to suppliers to pick up parcels and supplies as directed
  • Incorporate customer service in the performance of all job duties
  • Shares on-call duty with Maintenance Technician I
  • Other duties as assigned by Manager.
