Position Title: Mortgage Quality Control and Compliance Specialist

Business Unit: Mortgage Administration

Reports to: Manager of Mortgage Loan Quality Control

Position Overview:

This position is responsible for assisting staff in meeting regulatory and investor quality control requirements and mitigating risk related to residential mortgage lending and servicing. The incumbent aids in comprehensive examinations of channels and servicing data to ensure collateral integrity, documentation accuracy and completeness and credit quality. They compile and analyze comprehensive reports outlining the scope, sample size, audit findings and recommendations for corrective action based on internal guidelines. The incumbent researches compliance issues.

Primary Responsibilities:

Assists senior QC staff in performing detailed residential underwriting and compliance analysis on loans in-process and post-closing for credit, compliance and documentation deficiencies and determines marketability of each loan.

Contributes to targeted underwriting analysis on more complex mortgages such as self-employed borrowers which pose higher credit risk.

Identifies areas that require targeted reviews, recommends further testing to the Mortgage Loan Quality Control Administrator and initiates targeted reviews in accordance with the Quality Control Policy. Understands and comprehends Loan Origination policies, processes and technologies to effectively identify testing population and sample requirements.

Identifies and documents deficiencies, errors, omissions and fraud for each file reviewed. Consults with the Quality Control Coordinator to recommend a course of corrective action on potential material findings with respect to violations of investor and insurer guidelines, regulations, corporation policies and suspicious mortgage loan activity.

Compiles and verifies data for use by Subject Matter Experts during implementation, monitors progress and documents completion of corrective action or training whichever may apply.

Analyzes data and assists in production of scheduled quality control reports; effectively communicates autonomously and concisely with business partners regarding the testing results and strength of controls.

Attends regular meetings with peers and manager to review findings, discusses and agrees on procedures and arrives at mutually agreed upon recommendations that will result in best practices within the production area.

Assists in mapping all investor requirements (including but not limited to HUD, FNMA, FHLMC, VA, FHLB, and USDA) to current quality control testing procedures and ensures all components are met and appropriately documented.

Performs detailed quality control reviews on servicing functions including cashiering, escrow accounting, flood compliance, ARM adjustments and conversions, payoffs, loss mitigation, bankruptcies, collections, foreclosure and general servicing as defined by the corporation and Government Servicing Entity's Service Level Agreements.

Researches regulatory compliance issues. Presents findings to management including explanation of potential impact to mortgage origination and servicing. Solicits input from both external and internal subject matter experts to aid in development or revision of working documents.

Performs other related duties and projects as assigned.
