ESTIMATOR JOB DESCRIPTION

The role of Estimator at Kimball Construction Company, Inc. demands a unique blend of skills and expertise. The ideal candidate should possess a robust background in construction management or engineering, with a strong emphasis on conceptual project estimation. Proficiency in Microsoft Project for scheduling and advanced skills in Microsoft Excel are essential. The role requires adeptness in risk analysis, market trend understanding, and the ability to collaborate effectively. This role requires deep expertise in interpreting drawings, understanding specifications, and accurately estimating costs. The Estimator will also need strong communication and interpersonal skills for effective collaboration with project teams and clients, ensuring precise alignment of estimates with project requirements, objectives and that constraints are properly addressed. This position calls for a professional who excels in both the technical aspects of estimation and the nuanced understanding of project feasibility and cost-effectiveness from inception.

Essential Functions

·        Obtain comprehensive coverage of trade packages for effective comparison and evaluation of multiple participants' pricing.

·        Perform thorough quantity takeoffs with company-specific formats, details, and coding, focusing on self-performed and less covered trade packages.

·        Efficiently manage multiple opportunity pursuits concurrently.

·        Seek clarification on plans and specifications as needed and attend pre-bid meetings for comprehensive project understanding.

·        Analyze bidding documents for nuanced details and scope items, ensuring complete coverage of project requirements in trade packages.

·        Develop detailed scopes of work for each trade package.

·        Work closely with Project Managers and Field Supervision for strategic project and execution planning.

·        Create a tailored winning bid strategy for each project.

·        Solicit and analyzing pricing from subcontractors and vendors.

·        Develop clear and concise clarifications and exclusions.

·        Produce comprehensive and detailed proposals.

·        Build precise project schedules using Microsoft Project.

·        Obtain accurate pricing information and develop unit costs reflective of market conditions and project logistics.

·        Maintain strong relationships with subcontractors, suppliers, and equipment vendors.

·        Conduct technical reviews when necessary.

·        Address and resolve project-related problems.

·        Develop and apply knowledge in building designs and construction materials.

·        Ensure the accuracy of data in the historical database.

·        Assist in subcontracting or buyout duties as needed.

·        Gain proficiency in all preconstruction software, especially estimating software.

·        Facilitate communication between clients, staff, and contractors.

·        Establish effective relationships reflecting company values and exceeding customer expectations.

·        Actively participate in the transition from estimate to project.

·        Consistently meet project deadlines.

·        Adapt to new methods and technologies, and engage in continuous learning, with a focus on sustainable and green building practices.

·        Other duties as required.

Job Requirements

·        A bachelor’s degree in construction management, engineering, or a related field.

·        Several years of experience in construction estimating, with a focus on commercial and government projects.

·        Advanced skills in Microsoft Project and Excel, and familiarity with industry-standard estimating software.

·        Strong ability in analyzing data, interpreting plans and specifications, and performing risk assessments.

·        Understanding of sustainable construction practices and their application in cost estimation.

·        Excellent verbal and written communication abilities for effective interaction with clients and team members.

·        Ability to adapt to new technologies and methodologies in construction, and to think innovatively.

·        A strong client-centric approach in all aspects of the job.

·        Commitment to continuous learning and staying updated with industry trends.

·        Ability to work effectively within a team and contribute to collaborative project success.

·        Physical ability to perform all functions of the job.

Working Conditions

·        Most of the work is completed in an office setting at a company office. 

·        Periodic meetings at off-site locations may occur.

·        Ability to commute and walk site visits required.
