The State Teachers Retirement System of Ohio (STRS Ohio) is seeking aSenior Real Estate Officer or Manager, International Real Estate, for our Real Estate Funds team in New York, New York or Columbus, Ohio. This position reports to the Managing Director of International Real Estate. The successful candidate will analyze investments, write recommendations, monitor and report on the fund and co-investment portfolio, and provide relevant data analysis with the Managing Director, contributing to maximizing the value of this STRS Ohio portfolio.

STRS Ohio's real estate fund portfolio has an international focus and is comprised of a diverse array of vetted value-add and opportunistic managers. STRS Ohio's investment returns for the three-, five- and 10-year time periods ending June 30, 2023, ranked in the top 10% of Callan's public fund sponsor database. STRS Ohio also outperformed its benchmark for each of these time periods.

Compensation:

Grade 312: $150,000 to $261,921

Grade 314: $195,124 to $318,944

Work Schedule:

8:00am-5:00pm Monday through Friday, with up to two days per week remote work opportunities. Occasional weekend and evening hours. Travel not to exceed 15% of work time.

General Summary (Grades 312 & 314):

Under the direction of the Managing Director, International Real Estate, contribute to investment decision-making and ongoing monitoring and evaluation of the international and opportunity real estate investments portfolio. Maximize the value of State Teachers Retirement System of Ohio (STRS Ohio) real estate fund's portfolio by contributing to investment fund selection and oversight.

Summary of Responsibilities (Grades 312 & 314):

  • Analyze and write investment recommendations for the real estate program, including fund investment and co-investment proposals, in coordination with managing director of international real estate. Primary emphasis is on contributing to due diligence process for portfolio of funds and co-investments.

  • Contribute to monitoring and regular reporting on international real estate markets and the macroeconomic factors influencing the sector. As part of team, research and analyze sub-asset classes within real estate or specific geographic regions as basis for potential fund investments.

  • Provide data analysis and excel modeling for strategic portfolio reviews as part of team effort.

  • In coordination with Managing Director, oversee and monitor performance and strategies of third-party managers and contribute to reporting results of investments, with responsibility for regular record keeping/administrative functions. Take responsibility for maintaining various internal performance reports.

  • Review financial reports and other documents pertaining to real estate investments to ensure and verify accuracy of market values, cash flows, fees and expenses as reported, and conduct additional review as required.

  • Travel not to exceed 15% of work time, including meetings with external managers, review of portfolio investments, annual meetings and advisory committee meetings.

Summary if Qualifications (Grades 312 & 314):

  • Bachelor's degree and Master's degree in business administration, economics, finance or related field required.

  • Five to seven years of institutional real estate experience with an emphasis on international private equity real estate and opportunistic/value-add fund investing preferred.

  • Ability to understand the financial structure and terms of real estate investments through the analysis of operating statements, balance sheets, budgets and acquisition underwriting reports preferred.

  • Ability to use Microsoft Excel modeling skills to provide useful tools for portfolio analysis required.

  • Experience with discounted cash flow modeling and IRR analysis required.

  • Ability to research and analyze data and make valid conclusions required.

  • Experience with real estate performance reporting and benchmarking analysis preferred.
