What does a Senior Project Manager do?

Reporting into the office of the Project Director, the Senior Project Manager is ultimately responsible for the success of the project(s) which is singularly accomplished through employing project management techniques to manage the triple constraints, risk matrix, and client relationships. The Senior Project Manager is a team builder with the skillset to delegate tasks, motivate their team, resolve conflict, and ensure a productive work environment. This position is full-time in the office in Woodlands, Texas.

• Manage a minimum of 3 concurrent projects in stages form preconstruction to close–out.
• Must be able to review and understand blueprints.
• Must be able to identify discrepancies and submit RIF for clarification.
• Deliver projects within budget, on-time, and within scope.
• Establish and maintain clear and concise communication with client and staff.
• Review shop drawings and plans to drill down on architectural details and designs.
• Evaluate vendor and subcontract proposals for equipment and service purchase.
• Plan and implement projects, outlining and undertaking creative next steps.
• Manage the project ensuring that all subcontractor scopes of work documents meet the requirements of the project.
• Prepare, execute, and control all aspects of the project(s) with great time management.
• Manage the triple constraints (schedule, quality, budget) of the project to meet or exceed the clients’ contractual obligation.
• Develop and maintain work budget and project schedule for periodic reviews of the triple constraints.
• Work with internal team and contractors to ensure timely planning and execution.
• Manage the onboarding of projects - such as setting up meetings, drafting invoices, drawing invoices, and seeking and selecting contract estimates.
• Draft schedules for implementation of long-range plans and proposals.
• Monitor project progress and distribute periodic progress reports to leadership.
• Capable of handling civil, structural, architectural and MEP scope of work.
• Review sub submittals in accordance with drawings and specification.
• Perform and manage lookahead.

Qualifications and Skills

A successful Senior Project Manager should have the following prerequisite knowledge, skills, abilities, and qualifications -

• 10-15 years of experience a must.
• Degree in Constuction Engineering or Construction Management a must
• Must have construction commercial ground – up and PMB experience.
• Ability to work under pressure to meet set goals, budgets, and deadlines.
• Ability to effectively lead and manage staff.
• Multitask and manage competing priorities.
• Maintain a risk registry for the length of the project.
• Strong understanding of the commercial construction process
• Analytical skills and problem-solving skills
• Constantly seek improvement for our clientele, subcontractors, and team.
• Attention to detail; escalate and resolves issues as needed.
• Excellent verbal and written communication skills; able to manage conflict.
• The ability to take feedback.
• Ability to delegate effectively.
• Oversee high-level project progress.
• OSHA certificate(bonus)

Project Manager experience and education requirements.

Bachelor's degree in construction engineering or construction management and 10-15 years structural ground up experience and knowledge of all phases of the building construction process from pre – construction through closeout. Project Manager at Constructable should also be able to present technical and complex information in a simplified manner to different leaders and stakeholders. Some travel will be required.
