Job Description
On Course Management LLC is currently seeking an experienced Apartment Repair & Maintenance Technician to join our team!
JOB DESCRIPTION
- Completes assigned work orders generated from resident requests for service, as well as preventative maintenance on the property by diagnosing the source or cause of the defect or problem, and making repairs by fixing rather than replacing parts when possible, and practicing the correct use for tools and equipment, keeping with established policies, procedures, safety standards, and code requirements.
- Inspects housing and make any repairs needed, report any misuse or abuse.
- Completes the “make-ready” process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection within established time frame, creating a “work order” of maintenance work needed, escalate to property manager if 3rd party vendors and contractors needed, requesting and obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work.
- Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property manager, returning unused items to the established location, and notifying the property manager about ordering or re-ordering needs.
- Completes work orders, documentation and other paperwork in a timely, accurate, and complete fashion so that service requests can be appropriately documented and tracked.
- Assists in maintaining the grounds, common areas, and amenities by picking up trash and debris, maintaining pool areas, performing general cleaning, and painting curbs and signage as needed.
- Perform routine Preventative Maintenance
- Promotes a positive image of the apartment community and management company.
- Wears company required uniform and keeps a clean appearance while on the property
- Oversee work performed by outside contractors as necessary
Qualifications:
- Minimum One Year experience of Apartment Maintenance or General Maintenance with plumbing, carpentry, painting, appliance repair and electrical experience
- Valid Driver’s License
- Familiarity with maintenance tools and equipment
- Must be a team player and be able to work with little supervision.
- High School Diploma, Technical/other training a plus
- Deadline and detail-oriented
- Willing to work a flexible schedule and on-call for emergency maintenance repairs
- Must be able to lift up to 50 lbs and be able to stand for an 8-hour shift if required.
- Must have own basic tools required for the job unless special equipment is required to complete special projects.

Moving traffic violations will not be considered except for reckless driving, driving while intoxicated or excessive red light or speeding violations.
