Overview

The Regional Service Manager directs and coordinates activities of workers and service companies engaged in repair, maintenance, and installation of equipment; and in maintenance of buildings and grounds, by performing the following duties personally or through subordinate supervisors. * This position supports our stores in Saginaw and Flint MI.

Responsibilities
  • Reviews job orders to determine work priorities.
  • Coordinates scope of work using dispatch function.
  • Schedules repairs, maintenance, and installation of equipment, coordinates with store operations to ensure projects do not interrupt store operations, are on schedule and meet budget.
  • Coordinates activities of vendors and internal department personnel fabricating equipment and repair to improve or replace existing building facilities or equipment.
  • Directs maintenance activities to provide continuously satisfactory employee and customer environment.
  • Develops, inspects and reviews preventive maintenance program in conjunction with maintenance staff. 80% activity in the field is an essential position requirement.
  • Reviews production, quality control, and maintenance reports and statistics to plan and modify maintenance activities.
  • Inspects operating equipment, construction jobs, and installations for conformance with operational standards, and to ensure that replacement and repairs are warranted by outside contractors.
  • Plans, develops, and implements new methods and procedures designed to improve operations, minimize operating costs, and effect greater utilization of labor and materials.
  • Reviews remodel and construction modifications and discusses equipment needs and modifications with outside contractors in conjunction with Corporate Project Manager(s).
  • Requisitions tools, equipment, and supplies required for operations.
  • Estimates all non-contract service calls with a monetary value each month and enter into cost estimate worksheet.
  • Approves, rejects, and modifies invoices. Monitors all expenditures as required.
  • Procures new vendor relations and facilitate their introduction into CMMS / Heat system.
  • Tracks inventory through equipment transfer forms and maintains equipment data base.
  • Visits stores to ensure policies are followed, check for potential hazards, and identify service issues.
  • Submits timely store ride reports and coordinates the completion of issues unresolved.
  • Directs training and indoctrination of vendors and internal department personnel to improve work performance and acquaint workers with company policies and procedures.
  • Confers with management, engineering, and internal/external personnel to resolve maintenance problems and recommend measures to improve operations and conditions of equipment and facilities.
  • Assists in preparation of department budget and monitors expenditure of funds in budget.
  • Responsible for approving Not To Exceed ("NTE") requests by third party providers.
  • Primarily responsible for creating a safe employee and customer working and shopping environment.
  • Other duties as assigned by Director of Facilities.

EDUCATION and/or EXPERIENCE Electrical & plumbing, mechanical, HVAC, construction knowledge/Gasoline & Environmental working knowledge/2-3 years supervisory experience in the maintenance function. 4 year degree or comparable knowledge

LANGUAGE SKILLS Good verbal communication skills

MATHEMATICAL SKILLS High School level skills
