SUMMARY

Supervises and coordinates activities of maintenance staff engaged in maintaining and repairing physical structures of buildings and grounds by performing the following duties.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following. Other duties may be assigned.

  • Directs and trains staff engaged in painting, performing structural repairs to masonry, woodwork, and furnishings of buildings and carrying out basic electrical and plumbing tasks and preventive maintenance.
  • Directs and trains staff engaged in ground maintenance activities, such as mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves and refuse.
  • Directs and trains staff engaged in the general cleaning and up keep of buildings, including buffing, dusting, sweeping, mopping, vacuuming, and washing windows.
  • Directs and trains staff assisting other departments as requested, including moving furniture and unloading and storing supplies.
  • Inventories, requisitions and purchases tools, equipment, and supplies according to purchasing guidelines.
  • Inspects completed work for conformance to blueprints, specifications, and standards.
  • Studies production schedules and estimates worker hour requirements for completion of job assignment.
  • Interprets company policies to staff and enforces safety regulations.
  • Establishes or adjusts work procedures to meet production schedules.
  • Suggests changes in working conditions and use of equipment to increase efficiency of staff.
  • Analyzes and resolves work problems, or assists staff in solving work problems.
  • Initiates or suggests plans to motivate staff to achieve work goals.
  • Confers with other supervisors to coordinate activities of individual departments.
  • Performs activities of staff supervised.

KHC POLICIES:  Responsible for following all KHC policies and procedures as set forth in the KHC handbook and property specific guidelines/standards.  These policies include dress code, safety and performance standards.  Employees must also maintain a professional image and report to work as scheduled.

SUPERVISORY RESPONSIBILITIES:  Directly supervises 1-8 employees in the Maintenance Department.  Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

EDUCATION and/or EXPERIENCE:  Bachelor's degree (BA) from four-year college or university; or one to four years related experience and/or training; or equivalent combination of education and experience.

LANGUAGE SKILLS:  Ability to read, analyze and interpret common financial reports.  Ability to read and implement safety policies and procedures.  Ability to respond to common inquiries or complaints from customers, regulatory agencies or members of the business community.  Ability to write speeches and articles for publication that conforms to prescribed style and format.  Ability to effectively present information to customers, top management, public groups and/or boards of directors.  Must be able to communicate clearly in person, via telephone and in writing.

MATHEMATICAL SKILLS:  Ability to understand, interpret, develop and manipulate accounting concepts such as budgeting, cost analysis, financial planning, percentages, turnover, general ledger, accounts payable, payroll, accounts receivable and purchasing.

REASONING ABILITY:  Ability to define problems, collect data, establish facts, draw valid conclusions, develop solutions and plan ahead.  Ability to interpret an extensive variety of instructions in mathematical, formula or procedural form and deal with several abstract variables.

CERTIFICATES, LICENSES, REGISTRATIONS:  May require:  Valid Driver’s License, Certified Pool Operator and HVAC certificates or licenses depending on the business unit.

While performing the duties of this job, the employee is frequently exposed to risk of electrical shock and frequently works with moving mechanical parts.  The employee is occasionally exposed to high, precarious places; fumes or airborne particles; outside weather conditions; extreme heat from boilers and hot water heaters; blood-borne pathogens; and various types of driving conditions and occasionally works with toxic or caustic chemicals and power tools or power equipment.  The noise level in the work environment is usually moderate.

CRISIS MANAGEMENT:  Must be able to handle a crisis in a calm, effective manner.  This includes upset guests, fire, tornado, armed robbery and assault, bomb threats and accidents.
