Director of Property Management

 

Keystone Resort Property Management is the premier property management company in Keystone Resort, providing comprehensive management services to both homeowner associations as well as individual homeowners renting their properties on a short term basis.  The management portfolio consists of over 40 managed HOA contracts, more than 650 short term rental contracts and an additional 250 homecare contracts.  

 

The Director of Property Management leads a team in the operations as well as the strategic objectives of the organization.  The team is charged with delivering a high quality owner and guest experiences.  This includes focus on operational management, short term rental guest satisfaction, homeowner relations, maximizing rental revenue potential, and retaining and attracting homeowner clients – both in the short term rental and HOA management aspects of Property Management.  Direct oversight of key operational functions include: Housekeeping, Front Desk, Reservations, Engineering, Pool & Spa, Community Association Management, Interior Quality/Standards Team and Administrative Office. Additional critical relationships include: Revenue Management, Reservations, Marketing, Human Resources, Corporate Hospitality, Conference Sales & Services and various community stakeholder groups.

 

This role is also a member of the Hospitality senior leadership team and participates in a variety of cross functional and cross divisional work groups to achieve the objectives of not only the Property Management team, but the overall success of hospitality and the broader resort.

 

Key Accountabilities

  • Ensure quality and consistent service to short term rental guests, HOAs and Homeowners. 
  • Establish annual goals and responsibilities for core leadership/direct reporting team, track progress towards goals and monitor achievement of goals.
  • Support further development of a collective team and systems that build and maintain relationships with homeowners to facilitate acquisition and retention of management agreements for vacation homes.
  • Foster and reinforce partnership between critical internal departments, especially Housekeeping, Engineering and Community Association Management.
  • Communicate service score expectations to management team and hold team accountable for results, response and internal follow up as warranted.
  • Champion quality standards in all areas of the business with team and Homeowners.
  • Oversight of Budgets, P&L reviews, variance reports and forecasts for multiple Property Management departments.
  • Attend HOA and community meetings as appropriate to support overall Property Management efforts.
  • Drive strong partnership between Property Management team and sales and conference services.
  • Oversee capital projects for company owned assets, and support the capital process related to HOA assets as appropriate.

Qualifications

  • 10 + years in hospitality management with experience leading mid-level managers who each have multiple reports.  Qualified candidates will be able to draw on knowledge leading multiple teams in a multi-property resort setting, preferably with individually deeded properties and an HOA component.
  • Proven track record of delivering a successful strategies, plans, and programs based on competitive analysis, industry trends, and best practices, emerging technologies, and the company’s vision.
  • Demonstrated strategic and analytical decision-making skills supporting a holistic, ecosystem perspective to developing people. Able to assess processes and outcomes by establishing solid metrics of performance.
  • Strong leadership presence with a proven ability to influence and interact with cross functional leadership and teams.  Excellent verbal, written, storytelling, and interpersonal communication and presentation skills, including comprehension, effective listening, and negotiating skills.
  • Bachelor’s Degree in Business, Hospitality Administration, Finance or similar.
  • Colorado CAM (Community Association Manager) license is required, or candidate must be able to obtain license within 60 days on the job. This process includes fingerprinting with the Colorado Bureau of Investigation and a background check.  CMCA or AMS certification preferred.
  • Flexible schedule including weekends, nights and holidays
  • Highly proficient with Microsoft Office applications - Excel, Word, Outlook, Access.
