Manages facility maintenance schedule and daily activity.  ESSENTIAL DUTIES and RESPONSIBILITIES* Determines the annual and future targets for department.  Determines annual and monthly activity plans based on targets.  Makes and controls departmental budget, identifies projects that can reduce cost for energy reduction, identifies and schedules along with the cost for the replacement of key equipment that is part of the facility infrastructure. Controls department workload, scheduling, ect. Maintains the Facility and Lands.  Preventive and improvement programs (PM's and Predictive).  Develops and maintains training program for facility maintenance team  members. Controls the schedules for facility maintenance.  Operates and maintains the BMS (Building Management System) this system is a computer operated program for controls of HVAC and process systems, (Cooling water, Chilled water, Air Compressors, ect.) Supports the scheduling and reviews the design of engineering projects that are related to the building systems, including shutdown and tie-ins to these systems.   Will be responsible for Waste Water operations, Custodial/House keeping contractors, Security and Landscaping Contract/Contractors. Meets and coordinates reviews and inspections with state and local authorities.  Meets and coordinates reviews with the Aisin ADA group for facility management and reporting at an executive level.  Reports to Department Manager.      Other duties may be assigned. SUPERVISORY RESPONSIBILITIES: Manages members in the facility maintenance Department.  Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, hiring, and training members; planning, assigning, and directing work; appraising performance; rewarding and disciplining members; addressing complaints and resolving problems. LANGUAGE SKILLS: Ability to read, analyze, and interpret common scientific and technical journals, financial reports, and legal documents.  Ability to respond to common inquiries or complaints from customers, regulatory agencies, or members of the business community.  Ability to write speeches and articles for publication that conform to prescribed style and format.  Ability to effectively present information to top management, public groups, and/or boards of directors. MATHEMATICAL SKILLS: Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.  Ability to apply concepts of basic algebra and geometry.
