MedTox Building Services Team is seeking a hands-on Supervisor. This position supervises staff and vendors in the support of building maintenance functions. The team works in a fast paced, 24x7x365 production environment that provides support to the entire company.

Key Responsibilities:

* Ensures work is performed in a safe manner.

* Determine work procedures and expedite work flow to meet departmental expectations.

* Build learning into work performed by staff, such that each staff member gains an increasing understanding of how and why work is performed in the department and organization; this includes an understanding of current process.

* Ensure staff has resources and tools needed to achieve desired performance.

* Interact and coordinate with department supervisors and manages to effectively coordinate completion of work with minimal impact on production.

* Reports daily to management on the status of work requests and work in progress.

* Maintain and update Standard Operating Procedures (SOPs) and departmental guidelines / processes.

* Administer MedTox policies consistently and fairly.

* Supervises 2-4 Maintenance Specialists and multiple contracted service vendors (cleaning crew, grounds keeping crew, etc).

* Supervises and coordinates daily maintenance activities. Assigns/delegates and follows up on work orders to maintenance specialists based on the assessment of operational needs.

* Respond to maintenance requests 24x7x365 by email, telephone, online, or in person as the situation requires.

* Enters and schedules work-orders into the CMMS system. Escalates work requests as required.

* Responds to notifications from Building Automation Systems -- HVAC, Alarms, Power Systems, etc - and takes appropriate action to resolve issues.

* Maintain employee work/vacation schedules, evaluate and manage employee performance, communicate expectations and goals, participate in disciplinary actions and/or improvement plans.

* Perform duties of all tasks, activities, and roles supervised as necessary (e.g. if short-staffed or fluctuations in volume occur); organize work to maintain efficiency to ensure all critical tasks are completed daily.

Skill Ability Requirements

Administrative: Ability to communicate with and relate professionally with people across the organization from Building Services management to direct reports, to department managers, to vendors. Ability to effectively and efficiently troubleshoot and repair complex electrical and mechanical problems. Ability to write effective operational documentation and correspondence about department activities. Ability to organize and coordinate multiple complex tasks with competing priority levels. Ability to motivate others to perform at a high level. Ability to organize and research technical tasks. Ability to read, write, and speak effectively in English. Ability to supervise others.

Machine: The ability to safely and effectively operate a variety of equipment from forklifts, ladders, power tools, hand tools, a personal computer and building support equipment such as chillers, boilers, air compressors, vacuum systems, pumps, controls, backup power generators and transfer switches, UPS systems, fire and burglar alarm systems, personal computer, etc.

Physical Demands: Speech, vision and hearing clarity. Utilization of fingers hands and arms to hold, reach grasp, grip, lift, and manipulate tools. Working from a sitting or standing position for extended periods of time. Ability to safely lift up to 50 lbs unaided and the ability to safely carry up to 30 lbs unaided. Ability to work outdoors for extended periods in hot or cold or rainy weather. Ability to work in noisy environments. Ability to work around fumes, dust and vapors. Ability to stoop, crouch, bend, and reach. Ability to climb and work from a ladder.

Licensing/Certification/Education : A valid MN driver's license is required. An AA in a technical discipline is preferred. Possess or ability to obtain a Universal Refrigerant handling license within one year of hire.

Requirements

Required Education, Experience, Skills and Qualifications:

* AA degree in a technical discipline such as Facilities Maintenance, HVAC, Plumbing, Electrical, Mechanics and 5-7 years of progressively responsible experience performing maintenance on facilities equipment, or,

* 7-10 years of equivalent experience and training in Facilities Maintenance, HVAC, Plumbing, Electrical, Mechanics, etc.

* Excellent Mechanical, Electrical and Plumbing Troubleshooting Skills.

* Experience leading and directing the work of external vendors -- i.e. janitorial services, grounds keeping, trade vendors, etc.

* Experience as a team lead or senior maintenance staff member with training and work direction responsibilities.

* Ability to lead and direct staff, coach, resolve issues, and serve as a link between subordinates and management.

* Intermediate computer skills including Microsoft Office applications.

* Excellent communication and interpersonal skills including written, verbal, and listening skills

* Ability to learn and perform a variety of job functions in a competent and professional manner.

* Proven ability to prioritize tasks, manage time and perform work with a high degree of accuracy and attention to detail
