JOB SUMMARY:

Responsible to safely operate, maintain, modify, install and repair all the client's facilities heating, ventilation, air-conditioning (HVAC)/Refrigeration equipment, duct work, controls, exhaust equipment including food service equipment, and Environmental Management Control Systems (EMCS). Support management in coordinating and prioritizing work orders, perform work tasks assigned, works with all other maintenance mechanics and complete tasks in a timely and to skill set standards.

ESSENTIAL FUNCTIONS & RESPONSIBILITIES:

* Familiarization with Building Automation System (Metasys)
* Maintain HVAC equipment on an ongoing basis as part of the facilities preventive maintenance program
* Adhere to established HVAC work order preventive maintenance schedule
* Conduct necessary troubleshooting and testing of equipment to determine malfunctions or causes of breakdown; remove and replace faulty parts, sub-assemblies and major components; re-test repaired equipment and make adjustments for proper operation
* Install, repair, adjust, service and maintain electric or pneumatic control systems used for building heating, ventilation, air conditioning, and refrigeration systems and equipment, including calibration of related instruments, gauges and control components
* Install duct work refrigeration piping, air conditioning units, and exhaust equipment
* Install, operate, service and repair conventional mechanical refrigeration/air conditioning equipment including all food service equipment, standard refrigerators, and general purpose air conditioning equipment
* Maintain, repair, clean, adjust, and/or install electric or gas heaters and auxiliary heating specialties other than centralized plant equipment
* Coordinate and make required modifications to HVAC systems to satisfactorily support all relocation/moves
* Perform air and hydronic system balancing and make adjustments as required to provide adequate system operation and comfortable building environmental conditions
* Utilize the CMMS to coordinate work with planners and track resources/expenditures for all work performed
* Operate, evaluate, and set efficient parameters for the energy management systems to achieve maximum efficiency and cost savings
* Continually evaluate new equipment and ideas to maximize efficiency and cost savings
* Respond to all Hot/Cold calls and execute monitoring and provide effectual response
* Recommend ordering of necessary parts and supplies for maintenance work
* Maintain compressors, air dryers, and low voltage equipment controls such as warning light systems and supervisory equipment alarms
* Advise appropriate personnel of any system or building discrepancies discovered which are causing uncomfortable, unhealthy environmental conditions or inefficient system operation
* Perform other related duties as assigned such as snow removal, assisting other tradesmen, and emergency repairs
Additional Responsibilities could include:
* Assist in the development and administration of Standard Operating Procedures
* Adhere to guidelines of the Refrigerant Management System
* Perform weekly test and inspection of all air compressors
* Maintain and update air compressor log book

Task 3 Observe and promptly report safety violations/unsafe conditions in the work area to management
Task 4 Obtain approval of electrical administrator for electrical tasks
Task 5 Use fall protection equipment and work on elevated areas

Task 2 Use the appropriate materials and tools
Task 3 Use the appropriate amount of time
Task 4 Clean up afterwards

Objective C Project Work
Task 1 Participate in projects as needed

Objective D Processing paperwork timely and complete
Task 1 Submit work orders with time, comments, and signature on day work is completed
Task 2 Fill out purchase requisition for all purchases
Task 3 Create and edit PM's in conjunction with CMMS Analyst


Objective E Customer satisfaction - create customer satisfaction with work performed
Task 1 Perform work requested in time allotted
Task 2 Communicate completion of work

Objective F Other duties as assigned by supervisor


REQUIREMENTS (Knowledge, Skills, Abilities, and Education and/or Experience):

* Possess a high school diploma or an approved GED
* Completed an apprentice program and/or graduated from a certified HVAC trade's school
* Must hold HVAC mechanic license and be certified for CFC refrigerant recovery
* An Associates Degree in Industrial, Engineering, or Management is preferred but not required.
* Must be familiar with HVAC and electrical codes
* Two years of experience in the HVAC trade skill set applying for
* Capable of brazing, soldering and welding
* Able to take direction, to work with minimal supervision, and to function cooperatively as part of a team
* Attention to detail, a pride in delivering excellent service, organization, and high levels of energy and endurance
* Ability to plan and organize work and understand the importance of priority of work tasks and the willingness to perform all assigned tasks within their ability
* Willing to continue training to maintain knowledge in the latest equipment and technologies in assigned duties
* Ability and willingness to work rotational shift, if necessary, including days, evenings, and nights as well as overtime, weekends and holidays, as required
