Position Summary:
The Division Sales Manager is responsible for the overall coordination and management of the new home sales and marketing within a single or multiple development according to company standards and processes.

Duties and Responsibilities:
- Reports directly to the Division President & VP of Sales
- Meet or exceed weekly, monthly, quarterly, and yearly goals and objectives
- Overall Responsibility for all functions, events, and tasks that contribute to the sale of a home
- Delegates and assigns duties as appropriate, to Sales Professionals & office staff
- Works collaboratively with the onsite Sales Professional and Field Manager to maintain the inventory of homes in a presentable condition
- Implement the policies, required paperwork, procedures, and philosophies of the company
- Coordinate the maintenance and development of proper sales literature in the model homes including but not limited to Subdivision Plats, Floorplans, Price sheets, Covenants, and Contracts
- Train Sales Professionals and staff regarding Company policies and procedures, including selling techniques, new homes sales, and homeowner orientation
- Manages and expedites the completion of the Homeowner Orientation
- Record keeping including but not limited to Sales Contracts, Daily Contact Log, Weekly Sales Report, Color Selection Sheets, and Time Sheets (if required)
- Coordinates and participates in sales meetings and training
- Coordinate and implement training of staffing in all company software applications and techniques
- Responsible for the continued training and use of company software within the sales team and ensures that all contracts are published and delivered accurately
- Responsible for hiring, training, and replacing sales staff and associated associates
- Responsible for the sales department performance that meets or exceeds all established policies and procedures
- Responsible to create, implement, and execute the marketing budget for the region
- Overall responsibility for the development of fliers, brochures, floorplans, renderings, and other associated collateral
- Overall responsibility to monitor and review the compnay's website which contains regional pricing and home availability
- Responsible for MLS system inventory information and availability
- Responsible for maintaining a situational awareness of current market conditions as they relate, influence, or directly impact the real estate market
- Manage relationship with preferred lender and title companies that enhances the regional capacity to meet or exceed sales goal and objectives
- Overall responsibility for placement and maintenance of all flags, signage, riders, banners, pointer signs, and any other marketing tools displayed in our communities
Required Qualifications:
- Must have 5 years of relevant sales experience, preferably in homebuilding
- Minimum of 2 years management experience preferred
- Demonstrated experience and solid understanding of the sales process from prospect tracking, to lead generation, to contract ratification
- A general understanding of the construction techniques to build a home
- A complete understanding of the selling process as it relates to an outside realtor
- Ability and demonstrated experience to train and onboard new sales professionals
- Ability and demonstrated experience in motivating existing sales professionals
- Ability to use a computer to submit weekly and daily reports and/or status updates
- Ability to direct paperwork flow from sales office to the main office
- Proficiency in use of computer software including Microsoft Excel, Microsoft Word, and Outlook
- Knowledge of real estate language, procedures, and standards
- Excellent time management skills
- General understanding and experience in proven selling techniques and training programs
- Willingness to go the extra mile to achieve division sales goals and objectives
- Advanced understanding of mortgage and the financial industry as they relate to the real estate industry
- Ability to review and evaluate a marketing program to enhance sales
Preferred Qualifications:
- Previous marketing experience as it relates to the real estate industry
- Previous experience working with lending or financial institutions
- Previous experience in the regional marketplace in a real estate position
- Working Knowledge and comprehension of the HUD Settlement Statement
