Maintenance Technician, Commercial

Overview

The Maintenance Technician II is responsible for operating, maintaining and repairs of equipment within our managed facilities. The Building Engineer demonstrates professional competency in performing multidisciplinary engineering activities as directly related to the plant/facilities operating environment without any disruption of service. This is a ‘hands-on’ and has to have the ability to manage other team members and positions working with electrical and mechanical service tools and diagnostic equipment.

Essential Functions
  • Repair and maintain selected electrical, mechanical and control systems maintaining a log of work done and parts used.
  • Supervises 3rd party vendors in the maintenance and repair of electrical, mechanical and control systems when so assigned.
  • Use of remote monitoring and control systems to regulate equipment operation.
  • Make appointed rounds as outlined and complete tour sheet provided.
  • Monitor fire and smoke alarm equipment and report problems to the proper designee.
  • Ensure safe working conditions are being maintained in areas of responsibility and report any safety problems.
  • Report defective equipment in areas of responsibility.
  • Respond to house calls as assigned resolving pertinent tenant issues.
  • Keep all machine rooms and utility spaces neat and clean.
  • Perform the duties of Apprentice Building Engineer when required.
  • Keep accurate time sheets.
  • Respond to emergency calls outside normal working.

Qualifications
  • Previous position as Building Engineer or commercial/industrial Maintenance Technician.
  • A minimum of 6 to 10 years’ experience working in an industrial or commercial environment.
  • Strong knowledge of commercial HVAC, electrical and plumbing systems and equipment.
  • Proven skill to cost-effectively troubleshoot, diagnose and repair electrical and mechanical systems and components.
  • Good verbal and written communication skills.
  • Excellent customer service skills.
  • Ability to read blueprints, schematics, diagrams, etc.
  • Knowledge of current issues relating to building operations and maintenance.
  • A high school diploma or equivalent.
  • Completion of Apprentice Operating Engineer position or equivalent.
  • Technical Institute Diploma, Trade School, Military Training or work experience in an engineering discipline desired.
  • Ability to operate a PC
