The Maintenance Technician III performs technical and mechanical functions as assigned for the purpose of operating the property in a manner consistent with maximum efficiency, cost effectiveness and service to the client and its occupants. This individual will maintain a high level of professionalism in addressing facility management issues including response to and resolution of any client requests or concerns.

Essential Job Duties:

Supervision: Assists Facility Manager in directing and coordinating facility maintenance activities in coordination with organizations’ administration staff

Supervision: Manages the maintenance department in the absence of Facility Manager coordinating activities with organizations’ administration staff

Supervision: Creates, assigns and tracks work orders in the CMMS system to ensure assigned work requests are being completed in a timely manner

Supervision: Assists the Facility Manager to manage and coordinate outside vendors as needed

Supervision: Assists the Facility Manager in directing and monitoring the tasks and activities of the day porter(s), making schedule changes as needed.

Supervision: Routinely communicates with Facility Manager with all maintenance related activities, expenses, needs, progress, etc. via verbal or written methods.

Electrical: Repair and maintain lighting fixtures, ballasts, and circuit switches, sensors and timers

Electrical: Repair, replace and/or maintain 115V and 220V outlets and circuits

Electronic: Maintain, reprogram, operate and perform tests on electronic systems (Fire Alarm, Security, Timers, Sound and AV systems, etc.)

Plumbing: Change out or repair flush valve on toilets/urinals and keep properly maintained

Plumbing: Perform corrective and preventive maintenance on all plumbing issues throughout facility; including roof drains, storm and sewer drains, faucets, valves, water filters, etc.

Plumbing: Clear drainage/sewage stoppages using appropriate equipment and methods

Plumbing: Locate and exercise isolation and shut off valves

Carpentry: Repair and assemble furniture, desks, chairs, etc.

Carpentry: Perform wall patching

Carpentry: Install or repair ceramic wall tile

Carpentry: Make repairs to roofing materials

Flooring: Make repairs to ceramic, vinyl tile floors as needed

HVAC: Diagnose mechanical systems/equipment failures and repair when feasible

HVAC: Operate HVAC systems and controls

HVAC: Change Ventilation Filters as required/assigned

HVAC: Perform lubrication of motors/pumps/fans

HVAC: Assist in repair of HVAC system equipment

HVAC: Perform cleaning of refrigeration equipment coils

HVAC: Maintain and clean mechanical rooms and equipment to maintain in like new condition

General: Completes corrective/preventative maintenance work orders in a timely and professional manner

General: Performs painting as needed/assigned

General: Perform cleaning/janitorial functions or supervise as required/assigned

General: Perform event setups and take-downs as required/assigned

General: Assist in installing new equipment for facility

General: Responds to On-Call emergency repair work or after hours as needed

General: Maintains clean and organized work areas

General: Maintains supply and materials in stock, organize and replenish as needed

General: Ability to locate and shut off valves and electrical circuits in an emergency

General: Assists other trades/technicians where assigned and/or needed

Other Job Duties:

Other: Performs other assignments as needed and/or assigned

Other: Attends and actively participates in staff/safety meetings

Other: Attends organization’s meetings as requested/needed related to events or planning.

Other: Leads staff/safety meetings in the absence of the Facility Manager

Open, document action taken and close on demand work requests and preventative maintenance using a PC and PDA

Must be able to work flexible hours

Competencies:

Thorough knowledge of equipment, methods, practices, and tools used in the painting trade

Ability to follow written and verbal instructions

Ability to work independently

Maintain correct and accurate record keeping

Technical Skills:

Understand and abide by all applicable Safety Data Sheets (SDS) procedures

Understand and abide by all Lock Out Tag Out procedures

Possess a working knowledge of MS Word, Excel, Outlook and PDA

Valid Driver License

Physical Demands:

The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job: The employee is regularly required to talk or listen effectively. Ability to perform required tasks associated with position including, but not limited to, kneeling, standing, walking, climbing a ladder, and the ability to pick up or carry up to 50 pounds.

Classification / Expected Hours of Work:
This is a full-time, non-exempt position with working hours Monday through Friday. Some overtime, holiday, or weekends may be required.

Salary:

$45,000.00 - $48,000.00/year based upon experience

Education / Work Experience:

High school diploma, or equivalent. 5+ years min. of progressive experience in the repair and maintenance of commercial buildings, educational environments, correctional facilities and health care facilities preferred. This position required to perform at a skilled level for at least 3 of the electrical, carpentry, plumbing and at least at a semi-skilled for the others.
