As the Estimating Manager, based in our corporate office in Raleigh, NC, you will be responsible for leading the standardization of our Takeoff and Estimating process across multiple regions. This will include working closely with the Account Management, Operations, and Accounting organizations to prepare detailed takeoff, cost estimates, and schedule estimates for construction renovation projects. Additionally, the Estimating Manager will perform pre-bid reviews with the regional Account Management teams to insure proper and complete scope details, local delivery costs, and operational capacity concerns are addressed in our proposals to our clients.

Initially, the Estimating Manager will be required to develop and deploy a standardized takeoff and estimating process utilizing an entirely brand new web based product: ProEst. You will need to work closely with multiple departments to coordinate the standards (such as cost codes) that will be utilized across multiple company systems while deploying this product. The takeoff process will be required to support both digital plan review and field takeoffs. You will need to be familiar with analyzing and determining the correct estimating assemblies and localized cost structures for all facets of multi-family renovation. Multiple subject matter experts on the current delivery cost structures will be available to you while deploying this solution.

Estimating Managers with qualified experience assembling construction bids and budgets for all project scopes in the following categories will be considered:

• Roofing
• Exterior Wood Replacement and Paint
• Clubhouses Remodels
• Interior Modifications
• Amenities Additions (i.e. fences, dog parks, outdoor kitchens, etc)
• Window & Door Replacement
• Exterior Siding replacement

ESSENTIAL DUTIES AND RESPONSIBILITIES

• Experience deploying a standardized web based takeoff and cost estimating platform (ProEst preferred)
• Must be versed in estimating utilizing construction cost codes and assemblies
• Must have extensive knowledge of digital takeoff tools such as ProEst/Blue Beam/Planswift
• Standardize the methodology which we prepare takeoffs (field and digital)
• Implement training programs for team members on takeoffs and estimate creation
• Must maintain and manage regional pricing details
• Review project specifications, drawings, and cost estimates to determine accuracy and completeness of bid details
• Consult with clients, vendors, or other individuals to discuss and formulate estimates and resolve issues
• Develop new relationships with vendors and suppliers
• Communicate job scope, materials and equipment needed with Account Managers, Project Managers, Superintendent, and Subcontractors
• Monitor client addendum and advise the estimating team on changes during the estimate period
• Assist in bids, select vendors and/or subcontractors
• May review design options and recommend best solution based on cost, engineering quality or availability of materials
• Review scopes of work to be performed by subcontractors
• Review final estimates
• Coordinate with Account Management and Estimators to turn project over to Operations team
• Follow awarded contracts as assigned – may include estimating extra work items, change orders, credits
• Advise on major changes in scope of work or Premium projects
• Perform closeout analysis to reconcile actual cost to estimated cost for continuous improvement

EXPERIENCE REQUIRED

• Minimum of 10 years in the Construction Renovation Industry
• Minimum of 5 years as an Estimator in the Construction Renovation Industry
• Extensive experience not only using, but deploying a web based takeoff and estimating platform
• Expert knowledge of estimating techniques and cost controls, plus ability to interpret computerized cost data
• Exceptional verbal, written, listening and stand up communication skills
• Strong conceptual and quantity based estimating skills
• Must be able to multi-task, work with minimal supervision, have strong attention to detail and excellent time management skills to ensure all established deadlines are achieved
• Proven leadership and management capabilities
• Proven ability and willingness to lead, develop, and/or mentor junior estimators
• Travel is expected to be less than 25%
