Job Description: The Affordable Assistant Property Manager is responsible for the day to day operations of the apartment complex as well as maximizing the long-term operating performance of their assigned community or communities. The Assistant property manager supervises all site level employees and provides effective personnel management and development and a thorough understanding of the competitive market and high standards for customer service.
The Assistant property manager has experience in section 8 program at the site level and works with the compliance department to achieve 100% compliance with applicable regulations. The Assistant Manager is responsible for the physical condition of the apartment community and for ensuring property operating procedures are followed at all times.
Essential Job Functions :
- Financial Responsibilities Prepare and manage the operating budget in order to control expenses and meet financial objectives. Supervise the collection of rents and all monies on site and ensure prompt deposit and accurate record keeping of these funds. Verify the accuracy of vendor invoices for pricing and quality and scope of work
- Implement positive resident relations program for the community. Ensure leasing staff is following proper marketing and leasing procedures and best practices achieve and maintain designated occupancy goals / objectives.
- Staffing Responsibilities Administrative Responsibilities Complete and submit, timely and accurately all records, reports, and documents required by the Company and federal or state agencies. Process all applications in a timely manner ensure compliance with all HUD and Fair Housing regulations. process move in and move out documents in a timely manner.
- Management Responsibilities Ensure that the property operates in a safe, legal, and cost effective manner at all times. Ensure that all apartments are safe, Be the primary point of contact between the site and the property manager and corporate staff. Communicate maintenance requirements to the maintenance supervisor and maintenance staff. Monitor and follow up on the work of the maintenance staff in coordination with the maintenance supervisor to ensure that all apartments are in decent, safe, sanitary condition and are maintained in good repair. Provide direct supervision of the leasing staff Oversee and verify the work of all contractors at the property in coordination with the maintenance supervisor. Inspect the property including occupied and vacant apartment units on a regular basis and schedule improvements and repairs. Communicate with property manager and corporate office staff on routine and emergency matters as necessary to ensure the success of the property
Requirements:
* High school diploma or equivalent combination of education, training and experience.
- 1-2 years of progressively responsible experience in the management of residential facilities and at least 1 year of experience with project based section 8.
- Experience with PC based word processing and spreadsheet software.
- Demonstrated supervisory potential.
- Must have and maintain a valid Driver's License in the state of residence.
- Demonstrate ability to communicate effectively verbally and in writing.
- Demonstrate ability to read and comprehend the English language.
