The Sarasota, FL office of Homes by Towne, www.homesbytowne.com, a national builder with a local commitment is seeking a highly professional and experienced Warranty/Finish Superintendent. We are currently seeking a Warranty/Finish Superintendent with excellent problem solving skills, attention to detail and experience in residential multifamily construction. This position will be responsible for coordinating duties and responsibilities between the homeowners and subcontractor. The Superintendent performs customer walk-throughs and homeowner orientations and corresponds with homeowners regarding warranty issues and performs follow up with subcontractors and Construction personnel to resolve the issues.

Overall the Superintendent assists in managing the day to day activities of the finishing subcontractors and suppliers on a project site, to ensure assigned work is completed on time and within budget. Inspects construction site daily and works with contractors to schedule deliveries. Has knowledge of commonly-used construction management concepts, practices, and procedures. Relies on instructions and pre-established guidelines to perform the functions of the job.

Principal Duties include:

• Prepare punch list and ensure that each item on list is completed satisfactorily prior to inspection.
• Assess the schedule of construction to determine the order in which to complete the project.
• Order the necessary parts and replacement parts to prepare homes for final inspection.
• Coordinate the final clean of homes prior to turnover.
• Assist in maintaining and enforcing Company’s safety policies among supervised subcontractors.
• Comply with all Company safety policies.
• Lock up and close down the job site.                     

• Sign in new building materials.
• Assist in the resolution of on-site personnel issues.
• Must be able to resolve problematic situations and communicate desired objectives to subcontractors, managers, consultants, associates, customers and other business-related professionals.

The position requires 2 -5 years in a construction related position, preferably multifamily warranty/customer service. At least 1 year of experience in multi-family construction is required. Other qualifications include;

• High School Diploma or General Equivalency Diploma is required. Bachelor’s degree in construction management is preferred.

• Knowledge of construction terminology. Ability to prioritize and schedule efficiently.

• Experience with Microsoft Office products and ability to build spreadsheets. Knowledge of PC and of construction and business software.

• Must possess excellent customer satisfaction skills

• Must be able to react quickly and re-direct workers in urgent situations while maintaining a calm and professional demeanor.

• Must have excellent communications skills both oral and written.

• Professional appearance and demeanor.

• Good follow through to make sure items are being completed and homeowners are being satisfied.
