The MacIntosh Company is currently looking for a qualified individual to join our Maintenance staff at our New Albany Care Center facility. This person will be responsible for helping to ensure that the community is maintained in a safe and comfortable manner through providing the preventative and contractual care of the facilities, maintaining strong relations with vendors and contractors, ensuring quality work and adherence to budgetary needs.


Responsibilities: 
• Provides the evaluation, troubleshooting, maintenance and repair of technical components of the facility including HVAAC, pumps, motors, etc.
• Provides carpentry, including repair and remodeling
• Assist in establishment of routine preventative maintenance program for all physical facility areas and equipment.
• Assist with developing and maintaining written maintenance policies and procedures.
• Ensures a clean and safe environment for the residents, families and staff in all areas of the community by maintaining facility needs.
• Assist with the sourcing, bid management, purchasing and inventory of materials necessary for upkeep and maintenance of facility
• Partners with others to understand and balance their own team’s or department’s priorities versus the entire organization.
• Executes disciplined approach and standards for project communications, resource planning and issue resolution processes to ensure success.
• Manages multiple priorities and adapts to changes in procedures and conditions.
• Listens and responds to resident concerns, complaints, suggestions, questions and comments.
• Analyzes and reports results of resident satisfaction survey to residents. Develops, communicates, and follows through with necessary action plans.
• Assures that the residents’ personal and private property rights are followed by staff at all times.
• Interacts with residents to ensure that quality care and positive resident/staff relations are taking place.
• Maintains open and trust-building relationships with resident family members, responding professionally and promptly to any requests or concerns.
• Inspects work areas and equipment at least weekly for proper order and operation.
• Ensures company-wide policies around and Life Safety compliance in facility in conjunction with OSHA, state and company requirements
• Works with others on the development, implementation, and maintenance of emergency disaster programs
• Maintains Environment of Care requirements of the facility.

Qualifications:

Education
• Must possess a minimum of a high school diploma
• Must be able to read, write and understand the English language

Experience
• Understanding of boilers, compressors and generators, HVAC systems, as well as various mechanical, electrical, and plumbing systems.
• Experience in reading and interpreting blueprints.
• Must be knowledgeable in building codes, safety, EPA, and OSHA regulations.
