The Kirkwood Employee Housing Specialist is not only in charge of the day to day operations and long term strategy of the resort’s Employee Housing, but plays a critical role in creating community and influencing culture for our valued staff.  This is a critical role in providing a positive and memorable experience for Kirkwood staff. There is a lot of room for creativity but also requires someone that can manage discipline and provide structured support.

 

This is a temporary position ending February 2019

 

Additional responsibilities include (but are not limited to):

  General

  • Take care of tenant check-ins and check outs   
  • Participate in development, organizing and scheduling of employee activities and events
  • Manages worksheet to track all tenants, rent, maintenance, expenses and deposits
  • Manages Residents’ licenses
  • Prepare, pass out and go over all Housing rules, information and policies with tenants.
  • Creates strong lines of communication with Managers, Recruiters and Residents
  • Collect all pertinent data from tenants, including vehicle information, emergency contacts, work department, supervisor, etc
  • Make sure that a tenant completely fills out and signs all forms.

      Tenant Management

  •  Make sure that all tenants follow all of the rules and policies for Staff Housing.
  • Tracks and handle housing violations
  •  Track and account for tenant damages to property, furniture, etc.
  •  Do scheduled weekly and semi-random apartment inspections and walk-throughs.
  •  Handle and intervene in tenant disputes – coordinate closely with Kirkwood Security.
  •  Handle all unit changes and roommates matches to the best of your ability.
  • Manage 2-4 housing employees

      Property Management 

  • Ensure that the property is well maintained and that all maintenance needs are addressed in a timely manner.
  • Unit by unit inventory and condition thereof.
  • Coordinate with building maintenance for repairs and property.
  • Get all repairs and work orders approved by the Housing Manager prior to any requests being submitted.
  • Perform minor property maintenance, small repairs, and ensure grounds, walkways and common areas are clean and neat.
  • Shovel doorways and porches to ensure access.
  • Schedule and communicate to tenants all parking lot snow removal.

    Requirements:

  • Computer knowledge including Microsoft Office
  • Must have strong guest service background
  • Ability to work without supervision
  • Supervisory experience
  • 1-3 years’ experience in facilitation and problem solving 
  • Must have valid driver’s license

    Preferred skills:

  • Previous property management experience desired
  • Housekeeping experience
  • General household maintenance skills also desirable 
  • Previous cash handling skills / billing experience preferred
  • College degree or equivalent work experience to provide the skills necessary to complete above mentioned responsibilities (preferred)
